Hi.
Boleh kasi hana explanation & recommendation tak..
bank mana yg paling baik (segi customer lah) utk ambik housing loan?
~ OCBC bank?
~ Eon bank?
~ Alliance bank?
(kat atas nie..antara bank2 panel )
hana confuse lah..
nak baca :
BLR + 0.15 % - ini OCBC bank
BLR - 0.85% - ini ambank
fixed 6.15% - ini AIA (sykt insurans)
antara 3 tu..yg mana paling bagus?
BLR skrg nie brp?
tarak paham lahh.. cara nak baca tu..
tolong someone explain leh tak?

Hana,
let say BLR 6.5
so untuk
OCBC = 6.5 + 0.15 = 6.65
Ambank = 6.5 - 0.85 = 5.65
Fixed AIA = 6.15
antara 3 off course fixed term paling bagus
Dari segi customer service - juju x pernah deal dgn ketiga2 bank untuk housing loan.
Juju pernah deal dgn MBSB dgn RHB Bank je. Dua2 ambil Islamic - so fixed rate |

rasa mcm nak surrender MBSB, nak amek kompeni loan.
agak2 berapa penalty/ fee charge kalau kak juju tahu?? |

kak juju punya fixed rate 6%. Kenapa nak surrender ? Interest tinggi ke ?...sorry tak perasaan...company loan 4% eh
Penalty/ fee charge ikut agreement. Normally 1% dari loan amount. Let say loan amount RM200K...so penalty fee dlm RM2K. Kalau after 5 years - rasanya tak de penalty fee. Try call MBSB check.

aritue nak surrender, depa kater kena lock at least 5 years....terpk gak, takkan tak boleh breach contract?? takkan takde penalty charges...mesti ader kann....

ok le kalau dpt reducing balance on 4% int. Surrender je dgn MBSB. Frankly speaking staff MBSB cam blur sikit bila kita tanya lebih2. Anyway kira semua worth it ke tak nak surrender.
About Islamic - mmg agreed ada aura barakah. Tapi dgn interest yg tinggi - juju rasa dah membebankan customer. Di sini berlaku penindasan. Padahal dalam Islam - bila berlaku penindasan tak tahu mana datangnya barakah tu |

Terasa interest nya tinggi sebab membandingkan dgn conventional loan sbb conventional loan dah lama bertapak di msia.Walhal islamic and conventional is totally different in principal anc concept..
Unsur penindasan atau tidak wallahua'lam. Sebab mereka pun berniaga dan hendak jugak keuntungan . In msia their market capitlisation is still in growth compared to conventional yg dah lama bertapak.. But harapnya dgn ada foreign islamic i.e Rajhi the interest rate will be dropped...in future. Then boleh buat refinancing balik. Apa pun we have a choice but terpulang pada masing masing. |

Nak tanya, my husband dia amik staff loan ..but lepas tue dia pindah kerja kat bank lain so dia punya staff loan dh bertukar ikut BLR ...tapi now dia boleh apply staff loan untuk company baru nie tapi orang kata kena bayar lawyer fee kan untuk new agreement...selalu nya how much ye? Ada sapa tahu tak? |

aku ambik gak loan MBSB..islamic..tapi interest 7.1% for 30 years...
then satu lagi...payah la nak bayar loan dia..coz kena bayar kat kaunter...nak thru online or debit from akaun bank tak boleh pulak...ko bayar macam mana? |

masa tu MBSB tak de islamic...so conventional le....tapi fixed rate 6%...ambik tahun 2001 tak silap...before new management & nie last yg dpt fixed rate 6%
opis juju kat damansara heights....so jln kaki je pi MBSB Building tu bayar....sunday pun diorg bukak ...tak try bayar guna cheque & pos ke ? |

nak cuba bagi input aje..ikut logik...documentation utk bank loan..lawyer still kena go through process yang sama macam masa buat first time kan...so normally dalam 3-4k kot..bergantung pada harga rumah(ke?)...tapi rasanya roughly dalam harga gitu lah...lebih senang zasha call sendiri lawyer panel bank tu dan ajukan soalan ni..sekian harap dpt membantu |

ha ah la...MBSB nie susah nak bayar...penah requestd erang soh put application dlm Maybank2u..tp derang kater kena tolak caj 5 ringgit per processing....lepas tue ada org komplen mahal.
but to me....nak go thru hassle pegi baya MBSB tue dgn 5ringgit...lebe kurang jek.... |

As far as I'm concerned, one will refinance his/her property for the following reasons:-
1. to reduce the installment amount.
2. nak guna duit yang dapat dari new financing tu.... run business or main share ke
TAPi perlu ingat, bank akan luluskan refinancing hanya utk 80% from market value
Disadvantage : longer financing tenor |

interest rate :
1st year :2.5%
2nd year:5.0%
3rd year hingga 30th year:7.5 %
30 tahun...
