i nearly lost $200k buying a 5 room flat.itu jam market tengah peak,i can sell my  4 room flat for  $400k...ni agent cakap don't worry....your profit from selling your first flat can cover your purchase.nasib baik i back out...kalau tidak nangis tak berlagu.fyi the 5 room flat cost $540k....sekarang price is around $340k

bagus ah topik ni....


selain dari ceta pasal jual beli rumah...


pasal kita semua tinggal rumah flet...

nanti boleh bukak story pasal masalah dalaman rumah masing2....


contoh ceiling leaks, popping tiles, hollow tiles, air con leaks, serangan anai2 dan sebagainya...

memang ada kes, aku pernah nampak masa dulu keja pegi rumah2 orang ni,

seram dan menakutkan...especially kalo kes ceiling leaks.

i thot tak buy the 5 room at $540k dah selamat,
this new house i dah down about $40k

dulu i went house hunting for 4 room .....owner  dia mintak cash payment for $75k......i went in the morning,sekali sabelah petang the house was SOLD

If U are looking For Resale Flat -
1)  what kind of criteria u all tengok bila nak beli rumah tu?
2)  berapa budget u all kalau rumah tu above valuation?
3)  U all semua prefer stay tingkat berapa?

tak mo tukar bus kat interchange.dulu ka rumah inlaw kena sambong feeder bus, betul punya leceh

the one that i bought tak payah renovation.......she only stay there on week ends....still in good condition...the cooker hood tak ada minyak,the aluminium tong sampah cover masih shinning.flooring pun masih alright.

prefer top floor.
cash payment...kalau boleh contra lebih better,no cash involved

my neighbour dia beli executive massionatte.....
valuation  around $425k,dia bot at $365 below valuation

couple of years back kat surat kabar ada this maly family...dia bought this executive flat for around $750,that was one of the most expensive flat sold in singapore.kena bayar pengsan......sekarang as we know,rumah  besar for hdb  market quite bad

Ya ke Remy?  Beli pagi jual petang? Mecam borong pat pasar jek eh? Sini macam2 punya paperwork kena selesaikan. And also ada perikatan. Kalau rumah baru, kena tunggu 5 tahun baru boleh jual. Kalau resale, at least 2.5 years. If for some reason you kena jual sebelum tempoh yang diberi, kena bayar penalty. Tapi ni HDB lah.

Chic sekarang staying in 5 room flat. Masa beli 6 years ago harga rumah 184K. Once it hit 5 years last year, Chic try nak jual. EValuation was only 270K. Itu pun takder prospective buyers. Market is really bad. Gone are the days where we can make money from selling our houses. Sekarang break even dah bagus, considering the money we put in for renovation and stuff.

For Chic, kalau beli rumah resale, mesti lah cari rumah yang tak payah nak banyak renovation. Chic suka mid floors. TAk terlalu tinggi, tak terlalu rendah. Jadi kalau lift breakdown, masih terdaya nak panjat tangga.

Rumah Chic sekarang very low floor. Tapi that one Chic no choice. 6,7 tahun dulu kita kena q rumah macam nak rak. Tunggu 2,3 tahun baru dapat surat. Then bila time pegi selection, Chic dapat last day. No choice. Cuma the lowest floors available. Very annoying sebab kita tak boleh reject. Kalau reject, kena tunggu entah berapa lama lagi.

my first house,reno cuma  spend less than $5k ...valuation for my house was quite high at $286k. managed to sell at $300k.at the peak can sell at $400k.ada my chinese  neighbour masok my house first time dia offer $25k above valuation....but so sad can only sell to non chinese...kalau tidak matz can sell higher price.
lucky thing i didn't buy the 5 room yang $540....sekarang price around $340
kalau  beli RUGI BIG TIME ..........lost $200k ....
my resale only flat spend on grill and kitchen cabinet...reno tak sampai $5k.
but ok lah...i prefer minimalist look....rumah bare aja.

you people kalau beli rumah check dulu ye.i know this  someone he bought this resale flat...... the house pulak sudah ada orang commit suicide.....dia macam kena badi gitu...kesian dia.now he's sudah ok.
