refinance rumah - bayar loan rumah or invest ke tempat lain?

salam

aku baru je refinance rumah. rege rumah masa beli 240k. bila refinance after 2yrs siap.. market price dalam 400k. bila refinance... loan pon jadi bertambahla mengikut harga rumah kan? sebulan aku kna byr duit rumah rm1200. untuk loan baru ni, aku kna byr extra RM700 sebulan. means total bayaran bulanan jadi RM1900.

so klau kata taknak terikat ngan utang baru yg panjaaaaaang... aku bole je bayar selepuk loan tu kan?
tapi.. memandangkan bila dah ada modal ni.. adakah lebih elok aku gunakan duit tu utk invest ke tempat lain daripada bayar utang tu terus?

plannye.. nk guna dlm 25k utk byr utang2 cc yang interest jauh lebih tinggi dari loan rumah tu (which is sekarang ni bulan2 aku byr RM1600 utk cc - termasuk potongan insurance pelbagai)
the rest.. tgh berkira2 nk invest ke mana. mula2 agent tu suggest genneva gold investment. bunyi macam menarik. tapi aku pulak yg takut sebab sounds tooo good to be true. so better play safe.

katakan aku dapat 100k extra.
aku dah bayar full cc - so dah save RM1600 sebulan, and potong 1 card.
tapi kna byr extra loan RM700. means masih jimat RM900 la kan (1600-700) cuma loan extended la.
aku masih ada loan kete dlm 13k - interest rendah, cam rugi je klau settlekan.
ptptn dlm 12k - insured so tak risau
klau aku dump dalam asb, setahun 7%.. means ckup tahun aku dapat RM7000. sedangkan aku kna byr RM700x12=RM8400
means ASB masih belum berbaloi compared to apa aku kna byr kan?
tapi klau aku tak usik dividen tu.. first year 100000 dapat RM7000, 2nd year 107000 dapat RM7490, 3rd year 114490 dapat RM8014 and so on. adakah berbaloi?

atau.. aku invest dekat kijang emas ka.. barang kemas sampai siku ka..

atau.. beli property utk sewa ka.. skrg aku cuma ada rumah utk duduk sebuah n umah flat sebuah sewakan. teringin nk cari flat utk sewa lagi.. tapi kena usyar2 dulu..

or.. aku bayar segala tok nenek utang ptptn, kete, cc smua.. byr selepuk loan rumah tu, then hidup aman damai tanpa hutang?.. which is aku doubt, sebab surely aku akan berhutang lagi koman2 tukar kereta utk cater jumlah ahli keluarga bertambah.



segala pandangan amatla dihargai. puas aku dok menelaah board ni. macam2 pendapat ada. membuka biji mata.

Area mana umah awak tu?

Dpt rm100k, diskus dgn bank kredit kad, kalu nak byr sepelepuk brapa diskaun diorg bole kasi..normally bank bole offer diskaun, maybe dr rm25k jd rm20k

Pastu baki duit - bole pam kat asb 30k / bole beli another property 30k d/p / 10k gold

    rumah under SP Setia. so price memang mencanak naik. kebetulan aritu, agen insurance loan rumah bertukar, so kna update macam2.. then terus buat refinance.

mmg niat nk cari another property utk investment. tapi tu la.. takde yg berkenan buat masa ni. Gold pulak.. masa jual baru dapat untungnye. klau ASB.. okla jugak.. annually dapat dividen aje.. pokok tak usik. dah ala2 buat loan asb je gayanye.

cadang nk wat refinance gak.. tp x tahu syarat lepas ker n bank mana terbaik..

TT.. x try duit tu dpt. .main od then pam ker asb...???

od.. yup.. overdraft... ader bca forum lain.. dorang wat duit refinance tuk main od n pum duit tu kat ASB... nk terangkan x pndai.., lgpun x pernah cuba...cuma rasa mcm nk cuba gak... cuma aset ni x tahu leh refinance ker idak.. sbb x cukup 5 thn lg....

nt story lah apa calculation TT cam ner.... leh kongsi2 n tambah apa yg loop hole....

jangan confusekan cash-flow dengan roi...

present monthly payment => 1200 + 1600 = 2800
future monthly payment => 1900
reduction in monthly payment=> 2800 - 1900 = 900

roi for ASB, 100k @ 7% = 7000/yr
cost of fund(refinancing), 100k @ BLR-2.4 => 4.2%= 4200/yr
ROI = 7000-4200 = 2800/yr i.e 2.8%

investing using borrowed fund nie risky sket... since the cost of fund is already high..

so far.. yg ku nampak berbaloi n selamat... cuma ASB je la.. annually dapat dalam 7k. okla tu.. in 20yrs time.. loan pon abis.. saving pon ada ratus2 ribu. kan sedap tu..

Salam tuan..
kalau boleh diversify la sebab kalau ikut kan time value of money,lagi 20 tahun 100k or 200k tu xseberapa sangat sebab inflation di malaysia pon kira agak2 oke setakat ni..belom tahu masa depan...so kalau boleh tuan divers untuk future plan...

   ermm..sofar mmng nk masuk duit tu kt asb... tu ingkan OD leh pakai.. dpt fund skit pun jd lah... tuk caver2 mana yg perlu.. lg pun hartanah skrng dh naik... cuma x pasti adekah lebih baik refinance atau mkin worst.....

actually, wondering jugak the reason TT refinance memula sebab apa? sbb the new loan bleh dpt interest yg lebih murah ka?

cos even after refinance pun TT still taksure nak guna apa duit tuh kan, so y bother to refinance at the first place? mohon pencerahan..
