Refinance Rumah or Personal Loan?

Geng...aku ada problem sikit ni. Aku nak pakai duit dlm rm100k. Skrang ni aku tak tau antara nak refinance rumah or personal loan.

1) Rumah yg aku nak refinance tu skg ni market value dlm rm450k...dulu loan aku rm321k siap skali ngn insurans kat Affin Islamic. tapi -BFR die rendah gile iaitu -1.8% je.  Dulu aku bayar rm1480/month...lps BLR naik 6.66% aku kene byr dlm rm1630. Rugi siot! Exit fee plan dlm rm9.5k. If aku refinance at least aku boley adjust BFR aku jadi dlm -2.4%. Tapi hidden cost aku tak tau byk mana.

2)Personal loan plak company aku ada link dgn Bank Islam...so boleh dpt gomen interest rate. sng cite dlm 3.85% flat rate  if 15 tahun.

Soalan aku:-

-Yang mana satu pilihan terbaik dan menguntungkan? refinance rumah or personal loan tu? Yang mana2 otai tu...tolong hamba...eh. aku tak reti sangat bab2 ni...nak tanye membe...membe yang otai benda2 mcm ni tak de plak.. so tanye la otai2 kat forum ni. hehe

loan skrg berapa tahun & dah bayar berapa lama? baki utk full settlement brape?

Loan rumah jnis apa? conventional atau islamic?

Utk BLR rate yg tinggi boleh minta kat bank utk revise.

Utk refinance....
Lock in period dah dimansuhkan oleh BNM (applicalbe for Islamic loan only)...so leh la nak refinance without penalty.

For extra money...
Conventional loan: apply top-up loan base on market value.
Islamic  loan: no top-up loan allowed
