LOAN ASB LAGI....

assalam,,aku de 1 soalan nk tnye pade otai2 sume...aku de wt ASB loan 200k ikat selama 30 tahun...bulan2 bayar dlm 1k++....total untuk tahun pertama dlm 12k++ la kan...tp aku bayar "lump sum" 12k++ tu pki duet sndri...soalannye,adakah ia termasuk dlm komitmen sbb aku kerja kerajaan, gred 17 je..mknenye gaji aku dlm 1k++ je...aku takut in future,nk bli kete ke ,uma ke,wat PL ke,x lps sbb ade loan ni?mohon pencerahan kalian...TQ

Loan ASB termasuk dalam komitmen berkuatkuasa sejak 2013......Akan effect Permohonan Pinjaman kereta, peribadi, perumahan dll.....Jadi, buatlah pinjaman ASB berdasarkan kpd kemampuan.

emmm,,..sbb nnt if dividen diumumkn,aku ingt nk tolak je untuk 12 bln akan datang...contohnye,dividen 2014 nnt,aku siap tolak2 untuk loan 12 bln utk thn 2015...mknenye duit gaji aku x kacau langsung..

Doesnt matter. Bila nak buat loan application nanti, the banks akan consider the dividends received at 80% value.

So if your dividend adalah 16k, darab 80% as bank's internal income adjustment = RM1066 net income before tax sebulan (bank akan tax dividen as a risk mitigation), dan ASB commitment as calculated by the bank adalah RM1149.... RM1149 vs RM1066 just about cancel each other.

So it's ok to have ASB loan kalau you boleh prove to the banks that you have received the dividends camna nak prove? Kene tunjuk statement ASB atau buku ASB la. Some banks require 2 tahun dividend berturut2 others 1 tahun pun ok.

Ideally, orang yang takde rumah pls pls pls la jangan ambil ASB loan. But kalau dah ambil, kita kene la tahu camna nak strategize kan?

sye da tanye org cimb tu,die kate dividen 16k tu sbg income tambahan,maknenye bahagi 12 bulan lbh kurang 1k ++ sbulan campur ngn gaji saye skg,total dlm 2k++...lg 1,die kate asb loan ni xde tempoh matang,btol ke?

lg 1,pihak bank da suruh saye stat bayar bulanan 1k++ bln 7 ni...boleh ke sye nk terminate dlm bln 6 ni?ade dikenakan bayaran denda ke?harap membantu..

RM16k sbg income tambahan tu betul, tapi untuk beli rumah nanti, banyak bank akan minta minimum 2 tahun bukti dividend, jadi dividend yg sedia ada tu tak boleh pakai buat masa terkini untuk menjadi additional income masa nak apply for other loans nanti.

ASB loan ada tempoh matang, ikut la berapa tahun you ambil. You ambil 30 tahun kan?

aku baru je terminate loan asb cimb
kalau nak terminate sebelum 3tahun kene 3% penalty, after 3tahun 1% penalty....aku lebih 3 tahun
aku terminate kat bank yg aku buat loan dulu....ingatkan isi borang je, rupe-rupenye kene tulis surat...
staff bank tu bg aku A4 n pen suruh aku tulis surat kat situ......aku tulis je la kpd bank nk terminate dgn no account loan tu la..... ingatkan sebulan bole settle, but staff tu ckp max 3 bulan n
die ckp dr tarikh aku hantar surat sampai settle loan termination tu aku masih kene byr installment bulan punye...aduhhhh kalau 3bulan?.....byk gak tu...

Untuk yang bbelum beli rumah dan ingin beli rumah janagan la ambil ASB loan tu sebabg nanti ia akan get in the way of your housing loan application

klu BLR naik for sure akan impact pada interest rates. So impact juga pada monthly payment sekiranya dlm agreement tertera perkara sedemikian.

Sekadar pendapat:- Ada elok sekiranya kita gunakan regular saving plan (RSP) jangka masa panjang. Buat standing instruction terhadap akaun bank di mana gaji bulanan dimasukkan. Portfolio yg dianggap terbaik adalah yang berbentuk moderate aggressive, pilihlah mana-mana portfolio yang mempunyai compounded interest dan patuh syariah. Nak terminate any time.

Impact nyer adalah lebih baik berbanding ASB loan.
