Memang lambat..paling tidak pun, akan maintain je. In my opinion, susah nak burst sebab bank pun strict..orang yg tak mampu memang tak lepas loan. I foresee malaysia akan jadi macam singapore, property sangat2 mahal tapi tak burst pun.

The bubble will burst sooner or later. My predictions : 2015. Properties that will be effected most are properties with one million tag and above. The "domino" will take effect from thereon.

Signals:
1. Government policies and BNM actions on house buying
2. The "not so good" economic climate within the region

Betul ke? Kalau mcm tu sign yang bagus. Sekarang dok survey rumah tak mampu nak beli walaupun gaji dah ok

location, location, location...
early 2011 booked satu...  eventhough ramai kata nak burst

baru ni amik kunci..
sewakan 15k/month... tak jadi jual.. cashflow +ve

opportunity masih ada tapi hv to be xtra cautious ler
tengok location.. setengah tempat ada yg terlebih sudahhh..

with all the anti speculation measures in place..
hopefully kurang ler probability nak burst tu..

tp kalu burst pun takpe gak..
padan ler muka speculator sumer tu..

masa tu kita beli ler memurah pulak..

rumours jer tu rasanyer...
kat tv tadi ada xplain.

walaubagaimanapun mmg dijangkakan harga rumah akan naik
disebabkan oleh kos pengangkutan dan construction cost bertambah

buruh murah susah skrg since operasi tangkap PATI...
transport cost bertambah sbb harga diesel naik...

berapa akan naik tu susah nak predict ler..

my colleague bebaru nie mengeluh......gaji dah 10k++ lepas amek net salary tolak hutang2 sedia ada, rumah yg dier mampu beli cuma berharga below of RM500k++ ajek...(coz of BNM ruling loan kena kira based on net salary bukan gross salary mcm dulu)

manala nak dapat landed property rega camtu dkt klang valley nie?

rumah as far as puncak alam tue pon dah naik ranging 600-800k++

adala kot rumah below 500k, tp rumah teres 20x70, build up circa 2k.....ataupon rumah2 lama yg berkerak yg kena aside refurbishment cost

igt gaji dah naik, boleh upgrade rumah lah kan...xdela nak besar mana katanyer....upgrade dr teres to semi-d pon dah cukup.....tp, nampaknya kena find ways to naikkan gaji lagi 40-60% dulu boleh boleh shopping for comfortable houses...

betul tu tina. mcm saya sendiri pun rasa-rasanya mampu beli apartment saja kalau nak dekat dengan tempat kerja. tu pun apartment kos sederhana saja dengan harga hartanah yang menggila ni. sekarang ni pun jimat cermat dan tak berbelanja berlebihan pun

i think yg byk tak laku dkt mudah tue is the earliest phase of puncak alam...zaman zaman2 puncak alam holdings quality rumah sucks. i dengar, ada satu phase tue rumah dier kena roboh and buat balik. rumah dier pon, omg berkerakkk tak selera nak tgk. also, size kecit. plg besar pon 20x70 jek kot?

tp since IJM masuk.....the quality of the house improved.... baru la naik econsave, tesco etc etc dlm tue. la nie, worldwide masuk (Puncak Bestari) i tgk master plan dier nak wat shopping mall with bowling alley and watnot, gated and guarded community (hence the shooting price i think)....also at the same time, Uitm Puncak Alam expanding big time....

from what i heard (my frenz is a lecturer there) they gonna build hospital for medic faculty . and.....MKH land masuk (JV with TM land) nak buat township mcm Kajang 2 (they build Kajang 2 before) facing UiTM campus tue....huge acres of land...

i tgk...starting price from 350k++ utk normal terrace 22x75 kots....

i think, ini last piece la kot rumah yg murah below 500k but it not gonna be long...coz i remember last time, i made my round to rawang by Mah Sing tue....awal2 tue ajek price rumah yg 20x70 tue circa 300k++, 2 yrs down the road wic is now....common terrace pon dah 6-700k as i checked the price yesterday....

makin mahal hrga rumah skrg...nasib baik sempat beli 1 unit apartment below 100k...
biarlah org dok ckp lokasi kat ceruk alam, tmpt jin bertendanglah...
at least saya ada rumah sndiri... muatlah utk kami anak beranak berteduh...

bukan baru nak beli rumah, tapi nak upgrade rumah....

ingatkan gaji dah naik boleh upgrade rumah.....

skang nie, rumah teres pon rega sejuta. talking abt rumah within klang valley.....rumah sejaoh nilai pon dah setengah juta yer dak...

Agak2 ade buyer x nk beli dlm rm 130k utk apt gf n siap grill semua? Now ada tenant rumah tu..reason nk jual ialah x terdaya nk g melawatkwsn tu.. Bz..
