opismate aku dulu gigih beli high end condo kat klcc.bile ade penyewa pun,duit sewa tak leh cover duit loan bulan2.die yg kene tampung gak sket2
bile time penyewa blah,nak terkencing sane sini cari penyewa.sesak bulan2 byr 2 unit condo kat klcc tu.abes duit saving.nak rolling duit lah kononnye |

setuju.low cost apartment terbaik utk pelaburan.
cons nye cuma satu.kekadang penyewa umah low cost ni pendapatan rendah,so mentaliti n tahap moral pun boleh tak leh expect banyak sgt.banyak gak kes penyewa lari dan rosakkan umah bile blah

Emas yg sama purity, harga kedai emas jual (dlm bentuk bar) kebanyakannya lebih tinggi dr harga jualan emas oleh bank at least RM15-20 se gram. Spread pun lebih tinggi iaitu 20% berbanding bank.
Harga Maple Leaf (99.99% purity) & Aus Nugget 1 Ounce 16 Ogos : Bank Jual/ Beli RM5500/5315 or se gram RM176.85/170.90. 1 ounce = 31.1 gram.
Kalo jual semula bank untung RM185 or spread 3.36%.
Balik opis nnt pi kedai emas bandingkan rege se gram n berapa % tolak (spread) jika jual semula. |

rumah no 4 no 13 di longgokkan utk bumi, no rumah cantik senang ja dirembat cina2. apapun no rumah boleh di tukar kepada 3A, 12A etc, developer boleh tukar punya, yg penting rumah harus mengadap matahari pagi, berangin, pencahayaan baik, jauh dari sampah/tnb substation/kabel2 voltan tinggi etc. banyak rumah ai pernah duduk +- 10 rumah, x de yg fully perfect lah. bising, nyamuk, anai2, perompak, ular, pipe sumbat, low mentaliti flat, bau asap india, jiran laki bini gaduh siang malam, ramai bangla/indon, bela haiwan dalam rumah etc |

my personal advice to newbies out there yg mmg lack info tentang economy / financial planning, korang tak perlu ler sibuk2 amik tau tentang world crisis terlebih dahulu... konfem korang akan pening / panik / gelabah / invest itu ini...
lebih teruk kalau joint skim piramid ntah pape tah tue...... baik beniaga nasik lemak jer...
for me, at least we must have 2 'gold' items, iaitu asb and rumah...
why? becoz,
- asb (thru loan) got GASA to covered it..
- rumah (also thru loan) got MRTA..
anything happen to u, your waris will get lump sump of the 'gold' itew....
no need to continue pay the debt.. full stop.
same goes if u hit an accident jenis category permanently disable / cacat kekal yg memungkinkan kehilangan kerja dan tak leh nak bayor debt...
korang akan dpt sedepuk durian runtuh... (kena pakai topi keledar dulu yer...)
daripada berangan nak tambah sebijik lagi keta (atau bini muda), why not consider this options first?

Loan = penglibatan bank dlm urusniaga
Aset/Saham tu milik bank & anda sbg investor. Tiada pemilikan diberi oleh bank selagi pinjaman belum dilunas sepenuhnya (berapa thn? 20 thn? 30 thn?.
MRTA pula melindungi sebelah pihak shj. Bagaimana kalau Bank tu bankrupt? Or BLR melambung and peminjam bankrupt? Bole jd ke? Ada dlm tnc MRTA ke x? Ape jd dgn aset/share tu? |

insuran, rumah, investment, itu sama2 penting, supaya bila kita bersara rumah sudah abis bayar, ada insuran cover penyakit/kos hospital, ada income dari investment, kwsp mana cukup utk bersara dgn tenang |

yg investment itulah dipelbagaikan sbb ada risikonya tersendiri |
