tetapi...

nak liquidate lambat bila nak jual...prosesnya memakan masa 2,3 bulan...pastu kena tax..

and then kalau sewa makan hasil bulan2 plak.. pun mmg boleh bg side income, pastue kena wipe out  tenant blah sbb kena spent utk rectification and re-finishing cost balik...lagi parah kalau dpt tenant yg nasty tak kisah la laki ke pompuan ke family..kdg2 tenant nie benda2 yg kecik taknak amik kesah..biar rosak sbb bukan rumah dia pung...

tak termasuk lagi bg mereka yg sering default payment..

property investment nie tak sesuai utk org yg nak fast cash selalu...cam aku

    aku agreee dgn statement ni...for me...

paper asset...just ada loan 200K dlm ASB, sikit dlm AMBank..dlm 500/month insurance+investment....

business....just started engineering company which the return will be invested in properties...

comodities+stock....none....but plan to go into forex to get fast money....to be invested in property as well...and maybe in gold as readiness againts inflation....

real estate...4th...satu duduk and 3 rented...postive cashflow...the return will be used for another properties...and some maybe buy some gold + stock ....

just make sure at least 10K dlm saving akaun utk beli benda2 x perlu and some credit card in emergency..

dlm keempat-empat investment vehicles....i like to spend money in real estate...the return is safe and huge if you plan the buying and refinance well...

    betul, real estate..ku pun suka, tapi setakat nieh mmg tak mampu beli kat kawasan bandar kat kl..apartment atau flat mmg investment yg bagus utk disewakan...tp not for semi d atau double storey....apapun kena tgk kawasan gak...so nak selamat kalau beli harta tanah..cuba survey kawasan yg akan hit dlm 10 taun ke hadapann...cuba tgk faciliti kawsan tersebut....pasal emas plak...mmg bagus pelaburan emas nieh..kena pelbagaikan..ada yg gold saving, ada yg beli ketulan emas (pastikan ada sijil ) dan pakai sebg perhiasan..dan mmg best beli emas nieh, sbb boleh pajak dgn cepat, cuma bayar kos simpan jerk..pelaburan hartanah dan emas lebih kepada long term..tapi kalau stock plak mmg boleh short term, tp sgt2 risky...sebg pelaburan rumah yg aku aim flat ngan apartment, atau teres setingkat..TAPI utk duduk, aku aim double storey atau semi d...

    great....byk style org invest dlm real estate....flip..cahsflow..wait 10 years for return...get the return on the spot....aku lg suka return on the spot....do some calculation...cashflow >+20%...great....if we wait 10 years..and hopefully kwsn tu membangun and get the return....better invest dlm unit trust...

aku br keje dlm 5 years..and br dlm 1.5 taun ada kesedaran dlm financial freedom...and dlm 2 taun aku dh beli 4 rumah...luckily my 1st house still a good investment walaupun masa tu x ada apa2 plan ttg real estate investment....skang duit dh abis...kena kumpul balik nk beli 5th house and more...and all my other effort on other investment vehicles adalah untuk di invest dlm real estate...

moral of the story here...aku keje mkn gaji....gaji x byk...still buleh beli umah....so do you...

   aku br keje dlm 5 years..and br dlm 1.5 taun ada kesedaran dlm financial freedom...and dlm 2 taun aku dh beli 4 rumah...luckily my 1st house still a good investment walaupun masa tu x ada apa2 plan ttg real estate investment....skang duit dh abis...kena kumpul balik nk beli 5th house and more...and all my other effort on other investment vehicles adalah untuk di invest dlm real estate...

just tumpang lalu kat sini,

aku suka sebenarnya bila baca kat sini ramai yg mempunyai kesedaran utk menyimpan....pandai manage/invest value for money. kadang2 kat opis ni aku just tanya yg fresh grad, just join job tak sampai 1 thn tapi dah boleh beli rumah, ada insurans, ada keta, boleh simpan duit kat asb, tabung haji, boleh bagi kat org tua lagi bulan...bangga jugak dgn org2 yg macam ni.

Tapi ada setengah tu dah kerja lama, dah ada 2, 3 anak still lagi duduk menyewa, nak ambik insurans monthly 100 pun tak mampu, padahal husband n wife kerja.  pakai keta sorang i bijik, shoping every week buleh, but nak simpan RM100 tak mampu...sedih aku dengar.  Tapi aku kadang2 tak mampu nak cakap apa2, coz cakap lebih2 pun org tak suka jugak.

bila baca kat sini, rasanya aku punya simpanan ni belum lagi 100% complete, dlm 50-50 je.banyak lagi benda yg nak settle.

ok, aku just nak share kat sini sebagai kawan2 bukan lawan.....utk mana2 yang ada banyak properties/asset, make sure u ada ambik insurans.  Katakan u ada 5 bijik rumah, 3 kereta, apa2lah harta yg ada angaran dlm 2M, makesure u ada ambik insurans utk cover suma tu.  Sbb suma tu hutang lagi.  Klau beli rumah utk invest better jgn ambik MRTA kalau u dah ada Life Insurans utk cover yr assets. thats enough.

koken..byk nyer umah yer..aku baru ada dua bijik umah jerks..itupun satu arwah abah aku wasiatkan, satu mmg kongsi dgn suami aku...tp loan atas nama dia..masih dlm proses lawyer lagik....ko beli umah kat mana?...

tingin nak beli umah tp masalahnye my hb ni jenis darah muda....dia nak kete hebat la...pstu dh ada moto biasa dia jual beli moto baru...pstu baru2 ni nak screambler pulak....hadui! ajak dia beli tanah or umah kos rendah dulu xmau.....cam sy payah sikit sbb keje private tp hb GLC.....mmg dia boleh bayar smua komitmen...tp klu dia well manage smua income dia mmg dia boleh saving more......

takpe  pujuk2 dia, sbb umah nieh sgt penting...kitorg mmg plan, nak abiskan umah 20 taun jerk..pasal hubby yg giler kete, ker vroom2 ker...hubby kita pon ader gak kegemaaarannya sendiri...cuma murah ckit dan boleh dikongsi bersama..huhuhuhu..hobi jalan2 cari makan.....masa mudalah nak jumpul aset..dah tua nanti bank tak percaya sgt, lepas tuh insurannya mahal...

nak buat property investment nie tak susah bebenornya...rumah yg ada skang, refinance kan pada harga market value, pastu schedulekan installment tarik jauh2 sampai 40 tahun utk rendahkan installment..

duit balance tadi, buat downpayment utk beli rumah baru..and then..juga tarik installment jauh2 sampai 40 tahun utk low installment..pastu sewakan buat side income

selagi tak cecah 2/3 dpd total komitment..selagi tue boleh buat benda yg sama sampai 2 3 rumah grab sekali gus dlm masa yg cepat

betul jugak cara cik amirul tuh..cuma kalau umo skrg 28 gittew +40 taun..dah 68 taun..adus still ader hutang...ekceli byk dgr, hutang tuh anak2 bleh sambung..kira kita sediakan tapak jerks...tapi pendapat 1 sen ku, better sebelum umo 50 taun, setelkan hutang smua..baru ittew financial freedom..kalau nak pendekkan rumah , boleh kuarkan duit kwsp (ekceli duit kwsp jgnlah guna tuk beli umah, bayar progress payment), pakai duit sendiri..sbb dr situ kita tau, mampu ke tak kita berumah sekian2...biasanya patut merancang betul2lah..duit kwsp yg ader tadi..bila umo dlm 45 taun..peram sampai umo tuh, lepas tuh baru kuarkan tuk setelkan umah...pastikan masih simpan snp umah tuh..ini tuk umah duduklah...tapi kalau umah tuk pelaburan...boleh gak guna pakai cadangan cik amirul tuh....tp pada yg takde kwsp...cth meniaga...better sgt2..langsaikan umah cepat2...biasalah bank nieh kejam..kalau masa takde duit..nak tinggal kat mana.....so kena bezakan keperluan dan kehendak....
