rmh bwh 300k adalah keperluan, rmh above 300k adalah kemewahan (kehendak). kehendak ni boleh dikemudiankan.  sbb tu dah jd trend org2 bandar  sekarang ni dok rmh flat tapi pakai Civic, Inspira, pakai Accord.    klu org tanya aku, why not. dok flat pun ok. janji dekat dg tempat keja.

tapi 1997 rega rmh semi-D di shah alam, JB & penang island tak murah gak.  tapi rmh2 di bukit beruntong & rawang sgt murah.

i think high end development will see the impact. in fact skang pon dah nampak....and also high end condominium mcm dkt area klcc & mont kiara.

but not (especially) terrace house 5-600k and below....mencanak naik (makin mahal) aderla....land are scarce nowadays....

Kalau takmau kasi teruk lg picah, kena arr jual murah..
Emm,
Kalau leh buat something different to da hause supaye leh maintain harge..
Zomething different dan berlawanan arus buih2 lain..

kalau rumah kita pecah buih, kita kena mandi buih la kot dalam tue....

ce list sket kawasan mana yg dah ada ura ura nak pecah buih nie selain high end condo dkt klcc & mont kiara??

lemme start, (solely based on own observation ajek, tidak di sapot oleh mana mana critical data analysis).

first,

dkt temasya glenmarie, superlink terrace 28x120, landed, freehold. current market value 1.6million (dulu jual 700k)...i tgk banyak banner for sale digantung and low occupancy rate......pehtu ada yg nak letgo at 1.2million. apakah petandanyer? hihihihihi....so, saper mau soping spree??? sila sila sila......dah nearly half million drop tue even so, i tgk, island & peninsular tgh ratakan tanah nak buat semi-d & bungalow next to it......



next......ce korang listkan kws2 yg nak pecah buih esp dlm klang valley vicinity nie...

remind me, bukit jelutong was first developed around 1997, 1998 dan their houses pon dijual tidak semurah kawasan2 sekitar pada zaman itu, until sekarang........in fact, derang nyer rumah menten mahal dari average property market price (see denai alam as benchmark tahun semasa).....

kat singapore bubble tahap gaban....that why depa mai pulak kat wilayah iskandar......rumah area tempat aku ada yg kene lelong dek bank sampai separuh rega......yg celakanya geng2 agent dan geng bank dan kautim siap2 payah nak tau bila dan dimana depa buat bit.......kalau masa pecah buih nanti kompom ramai yang dapat join sama.....yg untung ialah mereka yg tak berhutang....hu hu

i dont think singapore bubble tahap gaban, but more to stringent in regulatory measures imposed by government to curb speculation because of land scarcity.

contoh macam they imposed higher income ceiling for public housing flats from S$8k/household to S$10k/household. (mcm gomen kita skang nak impose loan based on net salary rather than gross salary). pehtu singapore gomen imposed tighten public ruling for owner occupancy only (discouraging investment for rental yield), ltv limit to 60% for individuals with more than 1 outstanding housing loan (now our gomen imposed LTV 70% for 3rd purchase onwards).....

nie sume sbb nak protect dari property hike in price......

pakcik wife aku boleh dikatakan org kaya tapi tak pernah beli rmh. dia menyewa hingga ke tua tapi tetap kaya. travel sana sini, enjoy life.

Betul amirul. Yang pelik rumah teres 2 tingkat 24x80 di TTDI, sekarang market (whose market?) value dah over RM 1 million. These house are meant for the commoner, the middle income. Yet "unreachable" by that income group.
