1. Alam Damai Cheras ..SPPK dan I&P..laris bangat masih di KL, jalan tengah buat direct ke Bandar Tun Razak. For those warga KL mmg best duduk sini, aman dan damai..
2. Bukit Jelutong shah alam Guthrie, very nice lanscaping and rumah cantuk cantik
3. Glemarie Cove.kat Klang Port..Hicom. yang ni aku tak pernah pergi tengok , tp kawan aku cakap mmg cantik. Utk orang Klang boleh lah..

i ada bad experience ngan emkay... sgt laa frust... managment ntah hapa2...

so..base on my experience..sapa2 nak beli from emkay..make sure property value is more than half a mill...yg 100-200+ layanan macam hampeh..

n d quality pun ikut harga... the higher the price the better the quality...nie based on my experinece and observation...

mayb ada org nasib baik than me...

teringin nak I&P nyer property, but mahal kan... any recommendation?

i think shop lots getting populor... coz org yg sewa sure akan sewa janka panjang..and also incase dah lama x dapat tenant... kiter ada chance nak guna the lot n buat biz sendiri...

sewa kat students kena rajin buat spot check... coz in tenancy agreement yg sign 4 org... but tgk2 8 org duk...

sewa to foreigners...if possible yg company they are attached to yg bayar... if personal, make sure mintak post dated cheque... just incase.. n with them u kena be firm...coz some of them nie demand nak tu nie...but sewa bayar ciput jer...

Tak semestinyer...ada tempat tertentu yg mahal utk disewa ;) kena pandai carik la... kalau pandai carik, ada tempat yg bayaran loan rendah, sewa tinggi ; tinggal nak carik aja ;)

2) Kejatuhan teruk BURSA SAHAM end of MARCH - EARLY MARCH -->mungkin adalah economic downturn telah berlaku...and dah hampir tamat pon, bursa dah recover...

3) Walaupon harga rumah bole jatuh, tapi ianya AMAT SUSAH, dan kejatuhannya SEDIKIT sahaja, dan CEPAT RECOVER...saya rasa usah berkira dlm bab ni...lagipon, bukan beli pakai cash, mostly pakai loan...tak byk effect pon secara long term...nak citer complicated...

4) Kalau nak tunggu ekonomi jatuh, sampai bila tak kaya...

pikir2kan la...just my 6 cents

maybe aku ni conservative sikit n aku mmg percaya economic cycle ni..
aku pernah melalui zaman gawat ( 98-01) n masa tu sape ade beli property masa tu memang buat duit. aku bersyukur coz ade beli masa tu..
masa gawat mmg ade penurunan harga tapi tidak seteruk stock la..
even some of the tempat sampai sekarang harga property tak recover macam sebelum tahun 1997 dulu.

cuma sekarang tengok harga property esp kat prime area cam KLCC dah cecah >RM1k psf, Mont kiara RM500-600 psf yg buat sedikit bimbang.

cuma bila beli property ni kena tau objektive :
1)tinggal
2) sewa
3) flip

beli property ni pun kena buat homework n a little bit of nasib gak.

problem dgn mk ni coz diorang dulu developer utk low cost n walaupun dapat location yg cantik ( putra perdana ), disebabkan oleh pengurusan yg tak cekap n tamak that why dengar projek diorang : finishing n maintenence tak bagus.
pendapat aku : bukan harga rumah saja yg menentukan samada ianya berkualiti atau tidak, factor developer pun kena ambik kira gak....
I&P mmg antara developer yg bagus kalau tgk projek diorang kat kinrara n setiawangsa..

Kalo nak cari umah flat/apt yg demang tinggi in future cuba tgk

kat area Bdr Bukit Puchong 2. Kaw ni border dgn putrajaya/cyberjaya

in future akan ada kilang IKS kat sini...so dah bole tackle market

utk long term punya tenant...dan lagi kaw dia ada semua jenis umah

dari banglo/semi D/teres/kondo/apt/flat..

kalau ko  bayar cash n ko ni niaga sendiri dan tak pernah declare income tax or tak pernah bayar income tax, maybe diorang akan query gak.
kalau ko ambik loan, org income tax tak tanya.
selama aku beli rumah, tak pernah kena siasat oleh org income tax.

salam kawan2...
aku plan nak beli rumah 2nd hand (betul ke term ni?) sbg investment...
lepas beli aku nak sewakan... bukan nak duduk situ...

so nak tanya pendapat kawan2 semua...
boleh tak suggestkan area yg sesuai dengan keperluan aku ni:

1. bajet : max rm 60,000
2. jenis rumah : pangsapuri (atau flat pun ok)
3. bilik : kalau dpt 3 bilik dengan 2 bilik air
4. keperluan lain : dekat dengan lrt/komuter station. lain2 (mcm dekat dengan univ, kemudahan banyak) adalah satu bonus..

so, mintak jasa baik kawan2 utk suggestkan rumah di kawasan mana yg boleh aku beli
kalau ada kawan2 yg terlibat sbg agen pun boleh sama2 kongsi dengan aku...
atau kalau ada yg list auction pun boleh kongsi gak...
