i tak tahu knpe tak boleh buat re-finance, klu financial tak der problem, shuold be no problem, maybe loan tak boleh lama sgt sbb faktor umur juga di ambil kira. yes, MRTA base on harge rumah yg u beli n dia punya coverage semakin berkurang bergantung kpd berapa lagi o/standing loan (term loan) |

my personal advice..
pospon saja niat utk amik insuran..bina surplus, manage financial dulu..
jd ejen insuran part-time ke..pastu dah kaya, bole beli beribu2 premium.. |

my money keluar RM 3,620.00 the tolak kos RM 105.44
Invest RM 3,514.56 = 16,728.05/unit
dividen/bonus 1/12/2009 harga seunit 0.22510
RM 74.63 = 331.54/unit
so : total unit setakat 23/2/2010 is 17,059.59 dgn harga seunit is 0.2387
so : total unit setakat 17/8/2010 is 17,059.59 dgn harga seunit is 0.2797
so : kalau i jual masa tu i akan dpt RM 4, 072.12 (dari 17/6/09 to 23/2/10), just 8 months kan?
so : kalau i jual masa tu i akan dpt RM 4, 771.57 (dari 17/6/09 to 17/8/10), just 1 year
so : dah nampak untung RM 452.12 (12.49%) for 8 months n selepas tolak kos
so : dah nampak untung RM 1,151.57 (31.81%) for 1 yrs.
u blh tengok how is UT grow up, i tak pandai sangat nak bagi fakta, but this this what i get from UT. |

kalau normalised to yearly average baru 7% jer..
kenapa bagi dengan 2 tahun jer?...
2) kalau kira total investment against total return pun dari 31 may 06 sampai 23 feb 10..
RM 2,681.45/RM 26,726 = 10.03 % total return..
3) 10% over dekat 4 years... tak sampai 3% per year..
4) but to be fair.... ada yang masuk lama, ada yg baru masuk...
so kita normalisedkan to monthly average and extrapolate to yearly amount..
normalised average return for all yr fund baru 4.9% per yr.. baru nampak laa tinggi sikit
5) even kalau ittikal average tu at 13.21% pun
yr average overall fund return baru 6.1% per year jer....
ni perkiraan biasa laa... kita tak kira compounding factor lagi
kalau nak compare dgn ASB.. include laa compounding effect tu
baru laa nampak perbezaan nya....... |

Premiums are to be paid over the duration of the term.
Investment-linked insurance – is an insurance policy that combines investment and protection. Your premiums provide a life insurance cover, and part of the premiums is invested in investment funds of your choice. Investment-linked insurance tend to be more flexible compared to other types of life insurance. You can increase or decrease the amount of cover and the premium. Instead of cash values, investment linked policies have units
Investment-linked insurance can be regular premium or single premium. Single premium investment-linked insurance are usually for investments. While regular premium plans are more to provide protection.
As you can see whole life, endowment and investment-link policies all provide cash returns. In whole life and endowment insurance, a portion of the cash value is guaranteed by the insurance company, while the whole amount of money in an investment linked is non guaranteed.
Universal life insurance – this type of policy is the most recent in Malaysia. It have the features of being flexible like the investment-linked insurance where you can vary the type and amount of cover. And it has a guaranteed cash value like the whole life insurance."

tuan tak salah org ..mmg saya agent UT dan masih agent UT..semakin lama saya berkecimpung dlm bidang financial planning dan investment (insurans tak masuk) dan learning dan learning, lagi byk benda yg saya sedar..kalau dulu saya more on structured fund atau close ended, now saya lebih fokus kepada pasaran masa hadapan sbb 2-hala konsepnya dgnnya..yg penting saya yg control risk, saya yg set stop loss, trailing stop loss, saya yg plan the trade dan trade the plan --> bukan fund manager
secara asasnya, nak compare Unit trust vs ASB dah wrong dr segi fundamental..unit trust benchamarknya ialah FBMKLCI..so kalau nak buat perbedaan dr segi prestasi, it should versus bursa saham, bukan dgn ASB..ASB is totally different. It is capital protected dan income fund, tambahan unik sbb guaranteed... Modal dlm ASB juga takder risk berbanding unit trust fund tau..
Whilst
sementara PM funds yg agent UT duk buat perbandingan selalu pula dgn ASB pula adalah merupakan equity fund yg tujuannya utk mendapatkan pulangan dari capital appreciation dan dividen dari saham2 dalam portfolionya, dan NAVnya terdedah pada risiko pasaran.
jelas di sini..konsep perbandingan dah salah...
nie data yg saya kira sendiri hasil bantuan sorrg forummer di neighbourhood...stakat 2008 ajer sbb benda nie dah lama tak update..

ok for ittikal ni actually i tak lump sum masuk 1K, i just start with RM 500 utk open account, every month just top RM50 (budget x cukup). since, 2006 may 2006 sampai june 2007 baru baru je ada RM900...then mar 2009 barulah cukup 1K
so, purata ambik 2 tahun saja bukan 4 tahun....boleh consider la plus minus.
sebenarnya i malas dah nak menaip ni, up to 17 aug 10 total i dah untung is RM 5,422.44/26,726 = 20.30% (ave. 5.07%/yr). for me is quite ok, coz i memang tak jual sekarang, memang nak tunggu 20 tahun lagi....just pray grow up remain macam ni....coz this under risk. (org pakar ekonomi mesti boleh jawab 20 tahun lagi apa kan jadi).
for aari, i tak cakap ASB tak bagus, coz i pun ada account ngan ASB sebab safe kat sana, cuma rasa sedikit adventured kat UT, tu belum lagi nak minta otai amirul tunjuk ajar pasal stock, etc.....banyak benda lg nak kena belajar. coz i bukan org ekon. |

ye u betul, apa yg di maksudkan murah pd term tu ialah premium nya..yg mana u can start low as RM10
manakala ILP biasa premium start from RM100
tp kalau kita based on coverage vs premium
ILP lebih cheaper..

Statement yg u bagi all about Insurans tu memang betul.
maybe maksud term insurans ada mis understand kat sini. Kalau base on topic yg sini term yg u maksudkan adalah whole life insurans or endowment ins (what i understanding from topic). Macam yg i cakap u ambik Whole life for coverage 300K compared with Investment Link with same coverage memang premium lebih mahal.
but maksud term insurans yg sebenarnya katakan u beli rumah MRTA is salah satu term insurans, premiumnya memang rendah, normally lump sum bayar/masuk dlm loan.
Yes Investement Link Return is not Guaranteed, coz bila sebut pelaburan dah tentu ada turun dan naik, the investment accu. rate is 6.75% and 5.25%, but last year a get 8% from my insurans kompeni. |
