maksudnya,kalau buat loan dgn gomen adalah rate 4%...
kalau dgn bank blr-x.xx%...
katakanlah maybank bagi blr-2.6%(blr sekarang 6.6%),jadi rate maybank bagi adalah 6.6%-2.6%=4%...walaupun rate antara maybank dgn gomen rate adalah sama at 4%, sebenarnya rate gomen lagi murah sebab 4% berdasarkan baki berkurangan..tapi kene tanya jugak la bank punya loan tu mcmana,flat ke,flexi ke overdraft ke...
rata rata kalau org dapat offer bank contoh blr-2.7%=3.9%, akan cakap loan bank lagi murah dari loan gomen,jadi kalau blr naik maka loan akan naik,walhal loan gomen tu maintain je... |

klu bgus tgkla bape BLr bole bg..klu bole dpt more than -2.4% pun better, tp biasenyer org melayu kite jarang nk mintak lebih2, klu mcm cina dorang akn fight abis2 nk better rate, n satu kemalasan bg banker2 ni kdg profile customer ok tp dia x kn fight ape2 yg de best for customer klu customer x mintak, otherwise dia ade competitor mne2 bank yg bole offer better than dia offer bru dia nk fight.
tp satu peringatan la..if dia offer BLR yg cantik cam -2.4% or -2.5% kene tgk terms n condition apply mungkin dia akan lock in period yg panjang, bank x kn nk rugi..dia bg tang ni..dia sedut tang ni...kdg2 sedut kt hidden cost, bykla bank yg buat cm ni..
n pd sy la..better amek yg better rate, mintak ngn banker, klu yakin profile financial ok. n lg 1 better amek islamic financial yg variable..concept same cm konvensional, tp dia ade capping rate @ ceiling rate, that means mcm mane BLR naik skali pun dia mati kt 1 tahap jek.. so bank x bole charge more than dia bole charge interest dlm konvesional loan. lg [pun if BLR trun bank akn buat calculation smule & bg rebate ujung loan tenure.. n jgn risau dia islamic loan yg mcm ni gak..bole reduce prinsipal n lg 1 ade 20% of duty setem.
byk lg la nk diterangkan..refer la kt beberapa bank b4 decide utk amek mane2 loan, apply byk2 bank..n pas tu compare..byk jek customer cina wt cm ni...good luck! |

boleh cadang tak apa bank yang bagi rate terbaik sekarang ni. hari tu pegi hsbc, dia bagi -2.05 je kalau buat refinance rm 200k |

kalau nak cepat abis bayar loan rumah tak kiralah islamic atau conventional..yg penting reducing balance dan daily interest
kalau bulanan bayaran RM1500 leh wat tiga cara dibawah iaitu
1. rm1500 bahagi 12 bulan = rm125
jadi bayar setiap bulan =RM1500+125
=RM1625.00 ( nak penerangan lanjut ...rajin2lah selak umah kat belakang nie.)
2.RM1500 bahagi 4 ( tuk empat minggu dlm sebulan )
Jumlahnya RM375.00.
Bayar setiap minggu pada hari pertama sebanyak RM375 sebelum due date.
3.RM1500 bahagi tuk dua minggu
Bayaran =rm750.00
bayaran setiap dua minggu pada hari pertama sebelum due date.
