Kena bawa apa2 dokumen x ...

Senang je kalau setakat nak tengok. Ada minimum fees kalau nak tengok gerannya. Gi kaunter tanya je pegawai yg berkenaan. Tp kadang2 receptionist tu pun blh bagi lubang.

Kalau dah tahu lokasi atau ada org nak jual buat carian. Mintak copy geran. Carian tu based on no geran lot etc. Rm20 saja tengok pejabat daerah. Kalau nak submit loan bank buat carian rasmi rm40. Beza rasmi tak rasmi ada tandatangan pegawai. Kalau malas ada je runner tolong buatkan. Bayar servis runner.

Dekat carian tu nanti akan tertera sekatan dan sebagainya. Tujuan tanah tu utk pertanian sahaja atau utk kediaman.

Banyak org melayu kena tipu. Bila nak beli tanah end up tu bukan tanah penjual tapi milik org lain.

Sebaiknya buat carian dan beli melalui lawyer. Ada perjanjian. Lawyer pun akan check. Jangan pakai satu lawyer satu pihak unrepresented. So perjanjian berat kepada pihak yg membayar (normal).

Nanti ada duti setem based on penilaian harta. Bila dah submit transfer ke pejabat tanah, baru lawyer advice bayar baki. Ni pun depend juga kepada kelulusan kalau ada sekatan etc. Lawyer pun akan bagi no rujukan perserahan pertukaran hak milik. Kita boleh cross check dekat online bases on no perserahan.

Selalunya nak beli tanah takde sekatan lot bungalow free hold cepat je process. Depending on lawyer.

No problem bro. Take time jangan rushing. Lawyer pun kena cari yg berpengalaman. Kalau ejen tanah recommend lawyer make sure buat background check lawyer juga.
