Saya ada beli condo area jalan alor, bukit bintang. Time sya beli dulu 355K jer.. tp skang ni value dah almost 500K.
Sya sewakan unit n mmg kat situ senang dpt tenant. First tenant sya pelakon lelaki, 2nd & 3rd tenant tu Singaporean.

berapa ko sewakan?
citer skit umah tu mcm mana?
berapa bilik? keluasan? etc

wah, sapakah pelakon lelaki itu? --> nak gosip la pulak...

ni memang sifu ni.
bila beli condo tu. apa nama projek condo. appreciation not bad. sewa mesti lebih dari rm3k sebulan.


saya ada baca kondo ni bahaya sikit utk pegang lama esp kalau maintenence dia tak dijaga, harga condo akan jatuh. kita boleh tengok banyak projek2 condo yang tak terjaga

ari tu lepas i beli my house, me n hubby ada chatted sikit ngan lawyer. sesaja kan nak cakap2. dia tanya nak balik mesia nanti nak beli property lagi ke ( sbb dia memang lawyer bahagian2 nie ) we said yes sbb i kena duduk rumah lain before my house siap. so dia cadangkan suruh beli area2 ampang sbb dia kata demand tinggi esp utk rental.

i pk balik, kalau i dpt kerja area2 putrajaya, kan dah menyusahkan nak berulang-alik ampang-putrajaya. so i nak tanya you all nie.. area mana yg bagus utk invest berdekatan dgn putrajaya.. dengkil? puchong? seri kembangan? kajang ( my house yg dlm pembinaan kat kajang ). selain dekat ngan tempat kerja, i nak pantau developer punya kerja.

so share la info kws mana yg bagus utk invest. TQ

semlm sy pegi off dev. bukit hitam nak tanya berkenaan umah low cost....salesman tu ckp mmg ada rumah low cost tp tinggal x byk itu pun utk beberapa org yg tgh apply...tp dia ckp ada rumah low cost nak naik dkt tempat yg sama dlm tempoh 3 thn lg...

so sy ckp x pelah sy nak beli borang permohonan low cost dia kata borang dah x keluarkan lg...bln 12 baru bole beli borang...sbb x guna keluarkn borang klu x ada umah yg nak dijual....

emmmm x ada rezeki sylah semlm tp xpe bln 12 sy pegi lg...

since sy dah ada kat situ sy tanya mcm2 soalan kat salesman tu...dia ckp syarat utama mestilah gaji isi rumah x lebih rm2500, suami isteri x ada rumah dan x pernah beli rumah, government staff diberi keutamaan...

selain tu sy tanya gak psl apartment baiduri yg dijual disitu...harga 72k tp 772 kaki persegi aje...semua tingkat harga sama...cuma ting. bwh x psg tiles hanya simen aje...

koko...bila2 kalau pergi lagi situ..ada nampak iklan ejen..kalau tak keberatan cuba ambik contact number agent...amadeus nak try call lah..kalau senang dpt tenant..menarik..boleh diskas detail dgn husband

amadeus punya apt kat puncak malam..ada tenant..tapi kita kena top up bayar bank..hihih..itu pun nasib baik ada tenant...byk rumah kosong aje.. ..

Pelakon laki tu baru je kawin, wife dia baru pakai tudung.. jeng jeng jeng... dia dtg tgk umah tu dulu ngan "kakak angkat" dia... sapa kakak angkat tu.. cari sendiri.. heheheh

beli dlm 2004. time beli tu mmg 75% siap. so confident la mmg siap. view condo pun view unit yang dah siap, bukannya show unit..
dulu condo tu terbengkalai lama.. condo angkasa impian 2...

mmg byk enquiries dari foreigners nak beli unit tu.. tp sya silap beli tingkat bawah.. kalu nak beli condo.. kena beli yg tingkat 10 ke atas.. baru senang jual n value mmg tinggi..
tp sya takde plan nak jual dlm 2-3 tahun ni.. nak kutip sewa utk cover balik downpayment tu.. hehehe..

so far maintenance ok.. mmg jaga, security pon ok.. majoriti kat situ foreigners..

unit rizalman opposite unit sya.. rasanya dia sewakan jugak..

Tu la..kalo keja kat area Putrajaya/Cyberjaya..mmg elok beli kat

area berdekatan...senang nak pantau umah & penyewanya...

Umah koko kat Bandar Baru Bangi...senang nak pantau tenant

kat Bandar Bkt Puchong ni...25 minit dah sampai sini..

1400spf for rm355k n rental rm3.7k.. (> than 10% )
memang ok sangat..
bulan2 mesti positive cash flow ni ( lepas tolak bayaran loan rumah )..

my house siap hujung tahun depan tu la i nak beli rumah yg much cheaper. thanks all.. kalau i ckp kat hubby mesti dia suka sbb dia suka bangi... maklumlah bekas school dia

tapi ada ke rumah murah area bangi nie?
