bond 3 tahun ni bukan HomeSmart housing loan. yg bond 3 tahun tu pasal dulu aku pernah buat appeal utk reduce interest rate lama kpd yg baru utk pakej HL lama.

aku pernah call hsbc, servis macam celaka , jawab nak tak nak jea.. macam kita nak minta sedekah dgn dia.. call citibank, terus nak dtg jumpa kita. aku mmg comfotable dgn bank yahudi ni.

itu la. ikut nasib badan gak bila terkena dgn bank officer yg hangin. mungkin boleh try call branch lain pulak.

aku dah ade track record dgn bank yahudi ni so mudah sikit nak deal. this is my 2nd deal dgn citibak dan kalau jadi nak  refinance kali ni, ni kali ke tiga. Cuma tgh fikir nak refinance ke tak.

ada tak sesiapa yg dah capai financial freedom kat sini? maksudnya dah boleh resign bila2 masa & sedang enjoy makan duit dari pasif income masing2.

atau financial freedom sekadar angan2 yg hanya boleh dicapai 30 tahun lagi?

belum lagik. secara teorinya lagi 11 tahun. teori jer la. itupun kalau investment UT aku boleh bagi average 10%,selepas tolak segala kos fees etc) selama 11 tahun akan datang. tapi teori tinggal teori.  harap angan2 ini tercapai. sebab ikut sejarah yg lepas ramai yg nangis air mata darah bila ekonomi meredum.

by that time hutang rumah & keta pun dah abis byr so cukuplah utk menampung monthly expenses 3.5k per month. initial investment dah ada 60k, so aku kira2 rasa logik gak pasif income boleh support that amount klu continue invest 1k per month mcm skrg. as long as average 10% div through out those 11 yrs. kalau market meredum itu cerita lain.

tak juga jenglut kalo self-employed tapi terpaksa facing cabaran luar
jangka...tak tercapai gak target passive income...

aku tengok passive income ni bergantung pd beberapa faktor iaitu..

1.modal iaitu saving/saham/property

2.plan/target/strategy

3. masa yg tepat..

4. nasib.....

macam aku....ikutnya aku da rasa financial freedom since 2004,
tapi..tup2 keta konti aku buat hal...padahal keta konti tu brand new
year 2002 loan settle within a year,
ikutkan logik takkan ada hal atleast 5 thn akan dtg..

Tapi after 2 yrs buat hal...then aku terpaksa tuko keta lain..
ikutkan hati nak beli cash...tapi rasa cam tak berbaloi...
so d/p 40K..the rest buat loan within 7 yrs....dah ada utang keta plak

so kat sini aku dah tersilap item no 2...(plan/target)
which is aku ingat untung sgt pakai keta konti ni........

kita memerlukan sekurang2nya rm422,000  utk mendptkan pasive income rm3.5k. itupun kalau dividen boleh continue maintain 10% every year. kalu dividen drop, terpaksalah korek prinsipal sikit demi sikit. nak sedap prinsipal kena ada satu juta.
