jual jer..then beli 3 biji apt or rumah flat kwsn dekat dengan ipt or kilang..then sewakan..anda akan dpt rumah free dlm masa 10 -15 tahun.

hi.. i nak mencelah...

i bekerja di legal firm (buat conveyancing di area mont' kiara) (most of the clients came from this neighbourhood jugak)... i x nafikan.... memang property betul2 return income (depend on area juga).. unlike certain investment yang very risky..

recently...i ada 1 client yang baru jer enter into a Sale and Purchase Agreement (about a month ago and definitely that the transaction is not completed yet) tapi guess what........ ada orang dah offer nak beli dan keuntungan yang secara kasar lebih kurang RM 100K... dan most of mont' kiara dan hartamas area nih.. dia punya return is unbelieveable...

so... kalau ada orang nak beli rumah somewhere around this area... i boleh recommend a few and u guys can viewing the house anytime you want to...

as muslim, kita di suruh balancekan yang dunia dan akhirat. tapi kalu dunia dah terlebih kita x akan teragak-agak untuk buat amalan supaya yang akhirat lagi lebih dari yang dunia nih ada besides with all the income you get.. u dont have to worry more about how to live your life....

pernah tersesat skali area mount kiara..2 tahun lepas
tersesat btul2 sampai ke atas bukit

aku dah beli sebiji rumah kat shah alam..tahun depan siap

kalo ada rezeki lebih nak beli apartment medium kos area uitm shah alam

sesapa yg byk duit tu... makcik ada nampak apartment cyberia crescent cyberjaya nak lelong. kalu beli tu bagus tu.. memang dekat dengan MMU, Lim Kok Wing Uni... memang worth for rent.

hi hirai_shaza..

errrm... 350k ke atas lah harganya... tapi investment ada banyak cara.. and sometimes tak yah kuar duit pun... especially bila you beli rumah below cost... most bank akan bagi up 90% loan from the market price... so say kalau property tuh market price nya dalam RM 520k tapi you beli dalam RM 400k... (ni kena discuss ngan lawyer lah untuk up selling price dalam SNP) say RM 520k market price, you boleh wat loan sebanyak RM468k (subject to your income also)... nampak x perbezaan... mula2 lagi you dah wat income dalam RM 68k.... kalau you x rent out the property (better to rent out), u boleh guna yang lebih sebanyak RM 68k untuk bayar monthly installment sehingga you ada buyer with a good price(suggested after 2 - 3 years of purchase)...

yang penting you kena ada seorang agent yg genuine.... kena berani... sebab bila kita nampak figure2 yang besar2 nih kita takut.... takut x boleh nak afford... tapi at the end of the day..... unbelieveable... gua cakap lu.....

best baca citer otai2 hartanah kt cni mnjadi jer apa yg dibuat..kebanyakkan yg bt biz ni mesti keje & gaji masyuk means senang nk bt loan.. klu cam sy leh bt jgk ker? sy keje gomen gaji pn takat rm800 ...

dalam hartanah ini kalau market up bolehlah menjadi Kalau ekonomi merudung kantoilah.....nak buat part time bolehlah Cari buyer beli hartanah pastu dapat kamsem Tapi tak semudah itu Ilmu nak ade......but remember property tak semua dijangka naik...tiba2 kjaan nak buat highway potong kat depan umah....pampasan pun tak dapat Yang dapat bunyi bising kete lalu....ataupun bila tanah runtuh kat kawasan tu...mcm kat Ulu Klang Jadi risiko tu tinggi...kalau setakat nak cuba tapi duit nak rolling dan simpanan takde baiklah buat yang lain

well utk sewakan property ia bergantung sangat pada location...utk bandar besar yg prime market memang tak susahlah and thats the way tempat kita melabur...

tapi kalau area yg bukan prime nak dapat penyewa pun susah mau terduduk kita dibuatnya membayor loan bank...

so wisely speaking ...kaji dulu area yg nak beli property tu
