nampaknya ramai yang tak nak pergi China dan Jakarta/Bandung...tapi aku mohon derhaka untuk pergi juga ke Jakarta/Bandung walaupon aku tahu tempat tu memang luga. Ini adalah untuk berhoneymoon lagi utk kali ke 18, hehehehe...

The DJIA is still on a downward course to complete its major Wave 5. A break below 7,710-7,725 would confirm that the Wave 5 (iii) is underway, which could take the DJIA below its 21 Nov low of 7,449. In our preferred wave count, we still expect the DJIA to hit 6,600 before bottoming out. A bullish double bottom could form if 7,449 holds, putting the DJIA on course with our alternative wave count instead. Based on our time analysis, the DJIA's LT downtrend could bottom sometime in April. We expect further downside for Asia as well as we do not think that Asia can buck the global trend. |

The property market in Malaysia is expected to feel the full impact of the global financial crisis in the coming months and to recover in two years THE latest cut in interest rates by banks will encourage more homeowners to refinance their loans, a trend that should become visible in the market in the next three to six months.
Rahim & Co executive chairman Datuk Abdul Rahim Rahman expects the property market in the country to feel the full impact of the global financial crisis in the coming months and to recover in two years.
"Before it starts recovering, we have to face the worst. The property market is usually slower to recover than the economy," he told reporters in Kuala Lumpur yesterday.
Property prices have dropped by between 10 per cent and 15 per cent since late last year as prospective buyers adopt a wait-and-see attitude in committing towards purchases and banks become more cautious in extending loans.
"The situation today is definitely not as bad as during the 1997 Asian financial crisis when it took at least five years for the property market to recover," Abdul Rahim said.
He attributed this to the country's more sound economic situation and the RM7 billion economic stimulus package.
"In some ways, the decline in the property market helps to stabilise rental rates for some developments, such as the luxury condominium units located in the Kuala Lumpur City Centre (KLCC) vicinity."
Abdul Rahim said the average price of luxury condominiums rose as high as RM2,500 per sq ft last year, but has since fallen to between RM1,000 and RM1,500 per sq ft.
"Demand in the KLCC area is not as strong as before. As a result, sellers are now becoming more flexible and willing to negotiate."
Asked whether KLCC property prices would return to previous levels once demand picked up, Abdul Rahim said it would depend on several factors.
"When the price fetched as high as it did last year, prices of oil and raw material were escalating. But as land area in KLCC is scarce, its property prices won't go down as much."
Savills Rahim & Co managing director Robert Ang pointed out that office space in KLCC were going for some RM8 per sq ft, indicating that the segment remained stable.
However, he expressed some concern over supply and demand for office space in the area come 2011 when another 8 million sq ft to 10 million sq ft of office space is available in the market.
"Although office rental rates are stable right now, the oversupply situation in two years will push rentals down by about 10-15 per cent," he said. |

AEON to buy land with shopping mall

AEON (CO) M Bhd has agreed to buy a 2.5ha plot of land, complete with a shopping centre, in Kuala Lumpur for RM107.2 million from Dwitasik Sdn Bhd.
The land is part of a 5.1ha land area entrusted by the Datuk Bandar of Kuala Lumpur to Dwitasik Sdn Bhd to develop into the township known as Bandar Sri Permaisuri.
AEON will pay RM27.2 million for the land and RM80 million for the building cost of the shopping centre. |

Deteriorating economic prospects in the country reflect that Malaysia is suffering from the sluggish external demand. Total manufacturing sales in Dec 08 fell by 20.8% yoy while total employment in the manufacturing sector also dropped by 6.2% yoy. Plantation stocks continued to cruise lower, dragged mainly by weaker CPO prices as well as worries on potential writedown. At the close, the KLCI slid 0.4% or 3.3pts to 895.2. With market lacked positive catalysts to lift the index, all eyes are on the mini budget or second stimulus package which will be announced on 10th March. Expectations are for greater than the November抯 RM7bn package. |

US slump to six-year low
NEW YORK:US stocks closed at six-year lows Thursday after data showed five million people were collecting unemployment benefits, a record high number that underlined the growing depths of the recession.
The Dow Jones Industrial Average sank 89.68 points (1.19 per cent) to end at 7,465.95, its lowest closing level since October 9, 2002.
The tech-dominated Nasdaq dropped 25.15 points (1.71 per cent) to 1,442.82 and the broad-market Standard & Poor抯 500 index shed 9.48 points (1.20 per cent) to 778.94.
Markets fell on continued economic concerns, with financial stocks leading the decline, as investors remained jittery about the sustainability of asset valuations on their books, analysts at Charles Schwab & Co said.

Bukan boss... ini mmg plan F&N masa dia recruit kitaorg graduate holder buat sales... Actually dah 2 kali FN taknak renew contract dgn COca cola. Utk pengetahuan boss kita tak boleh selamanya tunduk dgn Yahudi ni. Sbb tu masa kitaorg masuk dulu kitaorg dilatih utk develop our own brand. Alhamdulillah FN brand skrg semua dah well known seperti 100plus, FN, fruitree dan seasons.... So kalau coke dan sprite kitaorg tak jual pun takpe... sbb kita masih ada FN Dairies yg mana diaorg jual susu dan aiskrim.. Pada saya this is a good move supaya FN boleh stand by own and go globally. Sbb kalau kita teruskan contract dgn Coca COla kitaorg tak boleh export product FN keluar negara yg mana pada saya ia amat2 merugikan sedangkan product FN tu mmg sgt2 bagus dan mmg boleh compete di persada antarabangsa..
Tapi pada saya COca COla akan fikir 10 kali utk tak renew dgn FN sbb FN adalah satu2nya sykt yg mempunyai networking distribution yg terbaik di malaysia. Fn ada semua yg terbaik contoh salesforce yg paling ramai dan terlatih, euipments paling byk di pasaran, technical people yg ramai infact kilang FN kat shah alam tu adalah sgt besar sehinggakan kami dpt produce begitu byk jenis minuman dlm satu2 masa.
Sebenarnya FN yg taknak renew sbb ada terma2 yg COca COla tk setuju. Kalau COca COla taknak terima jugak terma2 tu saya yakin FN akan jual pepsi cola pulak. Dan pada masa tu Coca COla kat malaysia akan jadi mcm kat US yg mana pepsi dah top bukan COca Cola.. |
