Laki aku nak jual umah apt dia kat KL punya la susah...5..6..bulan tak laku2..
lokasi : kat area pandan indah apt 4 tingkat...luas umah 650sft..
lokasi: area jln klang lama..mutiara apt..luas umah 750sft
lokasi tgh KL pun tak der org nak beli...ke tak mampu nak beli sbb bank susah nak release loan..?
for sure la kita nak jual umah dgn price yg kita fikirkan sepatutnya..
tapi bila submit ke bank..value yg ditetapkan tak spt yg seller nak jual...
tak mudah mana pun nak jual umah ni...walo lokasi cantek |

rumah tuh condition cantek ka?
kalo location dah superb tapi value rendah, most probably keadaan umah tuh sendiri yg buat dia drop value..
jual move-in condition ka? or original unit?

ni kes beli peram then juai...
ada 3 biji umah yg tak bole nak juai...buyer nak beli..tapi kena top up loan byk kat bank..

area mutiara apt 750sft b4 ni bole sell up to 140K (thn 2010)...
aku rasa now ni org ramai yg jobless..@ gaji tak cukup...nak adakan D/Payment...
bank plak susah nak bagi 100% loan

apartment mmg leceh + susah nak jual. it took us 1 year ++ to complete the deal. lecehhhh giler. i ...
sebab landed property bleh dpt buyer2 yg dah matured financial status.
yg apartment nih kadang2 buyer ada yg baru kerja 2-3 tahun, ada yg baru nak start family, newly wed..
tuh yg jadik kes nak cari umah murah and kalo bleh nak cari yg takya byr d/p or 100% bank loan

Aku dah cakap, yang buat rumah mahal ni adalah speculators. Dia bukan nak duduk pon. Beli (pinjam bank) ............. create market, manipulate market, create more demand (apa taknya seorang dah ada 10 rumah) over supply .............. To the real house buyers, dok gelisah..........nak tak nak beli satu at the top side. Takut rumah akan naik lagi. Seumur hidup jadi beban bayar loan dan interest. Kebanyakkannya orang biasa-biasa je.
So sifirnya ................. speculators buat untung RM 300 - 500 K untuk satu rumah teres 2 tkt. Dan cuba darabkan dengan 4-5 biji rumah dia orang ada dan nak jual. RM 1million ++ untung. Tapi yang suffer ialah pembeli yang sebenar.............deduct dekat 50% of salary. Terpaksa catu makan, pakai keta murah, tak yah pegi cuti, kerja cam kuli ................. sebab nak bagi speculators untung dan makan banyak. Di segi ekonomi tak menguntungkan...........bila ramai orang tak dapat berbelanja untuk beli barang2 lain disebabkan ikat perot nak bayar rumah. Industri lain mungkin tersungkur sebab dah kurang pembeli. Disegi moral/ethics ............... sangat tidak berperikemanusiaan. And these are the people who shout loud on increase RPGT by Gomen or to tighten property financing by banks.
Solution.
The real power in this money game is still the Government. Gomen boleh buat macam-macam to soften the market, contoh: syarat2 baru pembiayaan Bank2 diketatkan, Income Tax - to consider personal income tax on property gains bukan setakat RPGT je, statutory declaration untuk membuktikan tidak pernah ada rumah termasuk anak isteri. Perumahan 1Malaysia yang kerajaan Najib nak buat mungkin salah satu cara nak soften the market. Banyak lagi Gomen bolih buat ............... kalau Gomen nak lah. |

alahai.......ada satu area dkt tropicana where the land belongs to JAIS and JAIS JV sama DRB utk build residential property dkt situ sampai skang byk unit belom terjual. itu mau salahkan siapa pulak?
walhal that residential property is only limited to muslim + bumi buyer. JAIS had restricted the market buyer to be as such. bumi buyer pulak ada reduction of 7% discount from the developer price and that area almost speculator-free sbb speculator tak masuk eh kws2 malay rezab nie, the price offered is way much cheaper than its surrounding area, tp bumi lot ttp tak abes jual aper kes???

bank akan ambil kira ASB loan tu sbg commitment..... jika gaji ko RM3K, loan ASB bulanan RM500, ko tinggal RM2.5K saja...... biarpun bulanan ko tak perlu bayar loan ASB tu sbb bayar guna dividen.....
utk jenis malas nak uruskan rumah sewa, elok beli rumah utk kediaman sendiri sblm buat loan ASB.

aku rasa property bubble nak burst cam ambil masa lagi....... mostly owner yg jual dgn keuntungan RM100K-200K nie upgrade beli yg lagi mahal....... |

lagipon,bila bank dah ketatkan syarat2 pembiayaan ie. based on net salary (previously based on gross salary), puak puak yg merana adalah........
bila kerajaan come out with idea perumahan skim rumah pertamaku, tiba tiba rega property sekitar makin naik mendadak, puak puak yang merana adalah.....
bila kerajaan impose RPGT up to 15%, puak puak yg merana bukanlah dari pihak speculator tapi.....
so ???
kalau naktunggu kerajaan yg bela naseb kita alamatnya....... |
