Brp value rumah tu skrg  sy pun tak tau Mcmana nak tau yea??? kena  call bank ke?? ...rumah tu kat puncak alam. Berdekatan dgn Uitm yg baru.
Masa  beli RM 168,000.00 ( 2004) - 22 x 70 .

actually I blh check dgn mortgage dept. tapi lambat sket la.  ataupun kalau u survey2 area situ ada yg letak rumah untuk dijual, u just call tanya brapa harga dia nak jual...biasanya dia akan ikut market price.

Just nak confirm location dia, puncak alam or puncak perdana, if puncak alam AIA tak cover

Memang area puncak alam bukan puncak perdana.
Ada rumah yg nak jual area situ harganya lebih kurang 250,000.

AIA tak cover puncak alam??? ermm....

Next January sesapa yg menepati kriteria boleh amik housing loan 100% plus discount duty stamp (refer budget 2011). AIA pun nanti boleh apply 100% loan ke?

Plan nak buat loan balance RM187,200.

I nak buat joint loan, klu boleh nak ZEC, installment dlm rm900-950..

Daily rest and Monthly rest which one is better?

Daily rest Interest will be calculated based on the previous day’s outstanding balance. The advantage for daily rest is that you have a chance to save more if you like to make lots of pre-payments on top of your regular installments.

Monthly rest Your loan interest for the current month will be calculated based on the previous month’s outstanding balance.

Simple calculation to compare this 2.
Let’s say, Loan amount = $100,000 Interest rate = 6%
Amount of interest that will be charged; Daily rest = 100,000 x 6% x 30/365 = $493.15 Monthly rest = 100,000 x 6% x 1/12 = $500.00 => Interest for Daily rest is lower than Monthly rest…you save $6.85 for that month.

If your monthly installment is $644, for Daily rest, paid for principal(pokok) is $150.85, while with Monthly rest, you paid $144. This means, with Daily rest, you’re paying more on your principal. This is how you can settle your loan early.

yup, boleh mula dari sekarang kalau ada yg yg restructure balik loan rumah sekarang, atau pada yg nak beli rumah baru atau yg nak beli rumah ke2 atau ke3 atau yg nak buat investment.

4.85% with fixed rate up to 30 yrs
flexibility to settle, pre-pay at any time with no penalty (no lock in period)
with daily interest computation
