Rasanya walaupun time economic downturn ni harga rumah takkan jatuh... tapi it is advisable to buy property now coz once economic getting better, harga rumah pun akan naik sekali...

ada yg dah turun terutama tempat2 yg mahal seperti sekitar KLCC, Mont Kiara dll. Tempat lain pun drop sikit atau maintain.

Seri Maya pun okay jugak. Jelatek One sold out kejap jer. Mungkin sbb Tan & Tan adalah developer yg bagus.

aku punya pendapat, once Riana Green siap, rental kat Seri Maya akan turun or ramai org akan lari ke Riana Green. tapi kampung warisan mmg unik sgt... cantik sgt kat situ.

Klu tgk pada budget...dah bole wat investment utk highend property as mont kiara and klcc area...
memang betul kata mat area ni dah start effect..but then bila market flip..area ni jugak la yg first boom...
Bagi aku property yg menarik area KL ni..salah satu developer ni dia buat leaseback agreement...
buat service macam hotel..so far apa yg aku perhatikan..bila property korang switch to hotel concept...
income bertambah la tinggi and dapat againts economy crisis skrg ni..ni bagi pendapat aku je la..
bayangkan report last year utk sektor hotel 80-85% occupancy rate utk area KL..
katakanlah thn ni 65-70% kira sebulan 20 mlm korangnye unit disewakan...1mlm RM300
gross income RM6000 tu...after tolak2 lelain maybe nett dlm RM4000...aku rasa berbaloi utk property yg berharga RM600k...
atlease 8% rental income and paling cikai 10% capital gain...ni berdasarkan ekonomi skrg la..
bagi aku ni konsep baru..and tak banyak developer buat camni...banyak developer offer guaranteed rental which 2 thn je and aku rasa ni suma mark up price utk lakukan projek diorang..jgn mara ye..pendapat aku je...

berdasarkan pengalaman aku membaca kat forum2 property, sape yang budget ciput n nak bermain dgn rental income, pilihan dia :
1) Low cost apartment : yg ni utk > 8% income senang sgt esp dekat LRT
2) studio apartment esp yg bawah rm200k, 7-10% boleh sgt..

yg budget tinggi, better aim tpt2 yg disebutkan oleh elanessar.

aku lebih prefer beli rumah baru n siap terus jual ( flipping)...

tak minat yg jenis "guaranteed rental" coz dah byk projek mcm ni tak jalan coz pemaju tak follow seperti yg dijanjikan... sape pernah dengar "maintin lagenda", "asrama kat ukm", "tiara beach resort" mmg fail...

ya...sanggat berstuju dengan mat..tapi akunye studio unit kat damansara perdana nak kene furnished baru lepas 8%..kalau tak ampes..6% jerk..
lagi best finance ngan hong leong..takde lock-in period..siap je umah jual tak kene penalty...

guaranteed rental return memang fail...kalau genuine investor dengar je guarante je...mesti tamao...

haha...sungguh bijak..skola mana ni.. tgh riki2 metropolitan sq service apartment..tapi mahal sangat...200k utk 400sqft..
HL ada buat..tapi tak tau la kalau utk certain projek je..try check...

so aku assume, ko beli masa launch which is dekat2 dgn 100k n rent dalam rm550 or rm600.  kalau minat service apartment, nape tak layan May tower ?
still tak pernah layan service apartment lagi, bab nak rent2 ni, malas ni coz aku jenis kurang sabar...

aku suka damansara perdana...banyak potential...aku beli around 130k..rental almost 1k...hehe..
rental return ni mmg lmbt sket...tapi bagi aku..just treat as free investment..as long +ve cash flow...aku ok...
sampai masa hutang umah settle which 10 - 15 years...thereafter aku leh dapat full rental masuk poket...
kira ni tuk retirement plan aku la...but kalau ada peluang switch...y not..
may tower...mcm dah terlambat...

beli kat tangan orang la..bagus la, tak kisah la, asal buat duit jea...
pelik napa ramai yg tak nampak pelaburan hartanah sebagai cara nak dapat duit free... paling senang sgt..kalau ada anak dan nak buat investment utk dia belajar nanti, belikan satu apartment yg boleh cover instalment or pakai duit sikit, ambik MRTA,  once nak pakai duit bila nak belajar, jual jea apartment tu... talk payah masuk insurance pelajaran bagai...
