    ye ke..saye x pasti la plak pasal kalau ade tunggakan tu x leh jual..tp mama kate dh ade orang berminat nak beli..saye x pasti la hal ni sbb mmg x arif..

     bukan saye pekrja swasta biase..saye bukan bank.. cume ade agen dr koperasi bank persatuan twarkan loan mcm ni.. tu yg saye nak tau tu.. sbb mmg mcm x logik pinjam 90k byr 500 lebih sebulan..sgt2 la x logik..sebab tu mintak bantuan sesiape yg berpengetahuan dlm hal ni tlong jelas kan..

apa kata ayah TT jual tanah & rumah tu pada TT...jadi bank akan bagi TT term loan...bayaran bulanan pun murah, rumah tak dijual...

  Kalau satu bank tak lepas, cuba TT gi bank lain....
CIMB rasanya payah, tapi kalau maybank & RHB, nak beli rumah senang je....
Credit card TT pun cuba minta convert to term loan, jadi bayaran bulanan murah sikit....

jazaa..yg credit card tu satu dah convert ke term loan..dah habes byr pun 2 march aritu..tggal satu lagi ni mama tengah guna..tp xde la tunggak kan bnyak pun..ade dlm rm 200 lebih je.. sbb mama gune time2 tedesak utk beli brg dapur mcm tu..

ayah saye dah buat kat cimb, bank islam, dgn lagi satu saye x igt..mungkin x lepas sbb gaji 2k je..tp atas name saye ade 2 kereta, c.card, n personal loan..bnyak sgt dah kot.. xtau la saye..buntu ni..

salam...knp x refinance je rmh tu?...rmh skrg dah mahal...in future belum tentu dpt beli kalau x betul2 strong financially..kalau boleh, jgnlah sampai jual rmh. my suggestion:

- kalau loan rmh ada arrears, try keluarkan epf bapa & mak TT utk byr rmh tu...so rmh selamat dr dilelong.
- sewakan bilik...buat mcm iols (style spore) contoh; rmh iols sewakan bilik je...ada 4 bilik RM400/room so sebulan dah lepas byr instalment & ada extra lg.
- jual aset2 yg x menguntungkan (means more to liability) or boleh dicairkan...TT bgtau ada 2 kereta, apa kata jual 1 tukar guna motor.
- try berniaga kecil-kecilan..secara online ke...nasihat iols, TT masih muda kalau boleh, jgn buat bnyk hutang coz dlm record (CCRIS, CITOS, OTAS, BRIS) ada nampak bnyk komitmen & susah bank nak approve.

Mmg ada loan selain drpd bank cth kobank & koperasi sejati...tp setau iols, loan itu utk gomen & badan berkanun...utk swasta x tau pulak...loan tu mmg betul tp lebih kpd menjerat leher...nt TT sampai tua x habis bayar.

Kalau TT muslim, sila solat dhuha bnyk2, insyaallah ada sumber rezeki yg x dijangka Allah berikan...Berdoa bnyk2 especially doa yg bermaksud:

“Ya Allah aku berlindung dari kesusahan dan kedukaan, dari lemah kemahuan dan rasa malas, dari sifat pengecut dan bakhil, dari banyak hutang dan kezaliman manusia.”

  TT kalau buat kat CIMB memang payah lah....diorang ni eksen semacam....gi je maybank.
Tapi TT lah yang buat, sebab TT nak beli rumah tu....ai rasa tak de pblm pun sbb ccard tt tak byk mana pun, ambik je loan setakat nak bayar hutang ur parents....katakan RM100k ke...cuma nak selamatkan rumah tu dari di lelong je kan....

TT consult dulu dengan bank officer, lepas dia kata ok, tt buat S&P agreement, pastu blh submit kat bank....
kalau nak apply personal loan, susah lah sbb monthly installment tinggi.....

bole tau tak knapa ada sampai 2 kereta? rasanya kalo jual satu keta tu mungkin bank bole lepas nk bg loan( thn ni mmg kebanyakan bank agak strict utk bg loan)

banyak sangat la kak tipah..
ayah saye ni salesman kereta..gaji basic memang skit, kalau ade org ...

rumah tu kalau x jual pun rase nye x lame lagi kene lelong dengan bank sebab dah tertunggak banyak..

rasanya kat bod nie takdak iklan (memang tak dibenarkan pong) apatah lagi yg berbentuk loan..

tapi byk ade kat forum carigold under bod loan..

feedback kebanyakan forumer kat situ positif w'pun terpakse bayar 'upah' kat agen sampai 10%..
sgt sesuai utk org yg nak wat overlaps tapi total monthly komitmen sudah >=60% jumlah gaji basic...

tapi sgt tak seswai utk jangka panjang becoz akan menjerut leher / bakal defisit/ bottle neck/ kekurangan bendalir kecairan/ lendir/ mukus  <== ape nie?

saye dah try apply refinance kt 3 bank.. tp smue ditolak, CIMB, bank Islam dgn lagi satu saye x ingat.. mungkin die tgk rekod kewangan saye dah bnyak commitment tu yg x lepas kot.. Mama gn ayah saye dah dpt EPF mase dorang umur 50 2 tahun lepas..tp baru half nnti ade half lg kan..x pasti pulak boleh x diorang apply kuar kan EPF dorang tu untuk selamat kan rumah ni..nnti saya suggest kan dekat diorang cadangan sherryda ni..thanks

   aah saye ade 2 kereta, kelisa dgn pesona.. dulu mase mule2 keje pakai kelisa, lps 2 taun sye dh stabil skit beli pesona, so kelisa tu tggal kt rumah fmly kt JB,  ayah saye baru jual kereta die 3bulan lepas, so sekarang kelisa tu die yg pakai..
  
  tu la sherry..sebab setahu sye mmg loan2 koperasi ni untuk org gov je..tp bile die offer kat org swasta cm saye ni..agak pelik la jgk..nak kan kepastian..tp smlam saye dah call mama, mama kate kalau loan2 ni semua makan diri kite balik..baik x payah buat..mama pun dah redha kalau rumah tu kena jual..mungkin ade rezeki lain lepas ni..Insyallah..

    hai puccafan, ade 2 kereta tu sbb dulu mase sye mule2 keje sye pakai kelisa, then dh stabil saye beli pesona.. ayah yg x bg jual kelisa tu dulu...so kelisa tggal la umh fmly kt jb, tp monthly ayah yg byar kan.. then 3 bulan lps ayah saye jual kereta die..so die lah pakai kelisa tu.. mungkin kalau ats name saye ade satu kereta je mesti ok kan..

  tu la dh mcm2 bank pegi nk try wt refinance, try wt personal loan..smue nye x dpt.. xde rezeki la..

rumah tu teres satu tingkat, coner lot, renovation dh bnyak buat.. syg kan..
