oo kat carigold eh..saye x penah tgk pun bod loan kt situ..nnti saye bace2 la mane tau dpt info yg begune.. tu la fkir2 nk buat loan ni tkut kalau ikat dlm jangka masa panjang nnti memang mencanak2 bunga die smpai mcm kene byr double plak kan.. so far family saye dh buat keputusan untuk jual je rumah tu..

berapa byk debt yg perlu disetelkan utk tolong ayah birkin tue??

another way, maybe u can talk to the bank and negotiate utk mtk kurangkan payment bulanan because of ur tight financial situation. come fwd to them and ask for help. i had frends yg ada financial problem camnie and derang nego balik monthly payment dgn bank, and bank luluskan.

tapi yerla, mcm ada bau bau ikan ajek. ur parents already kuarkan EPF derang 2 yrs ago, and now ur family in massive debts. where all EPF money gone? ok, i shudnt ask lah. but, in 2 yrs time aku rasa paling tidak account 2 tue mesti dah terisi balik dgn some RM, boleh la kot dikuarkan utk at least settle the arrears tue now. ce check with EPF.

i think kalau u mtk refinance mmg lojik tak lepas sbb biler nak refinance actually mcm applying new loan jugak. gaji u 2k, tp commitment u banyak. i rasa mcm menempah nahas ajek kalau amek loan 90k shud u get the approval sekali pon. assuming 2k tue net salary minus 500 (new loan) - 2 cars loan - 2 credit cards - personal loan = aper yg tinggal nak teruskan hidup hari2??

dan satu lagik, kalau nak jual rumah pon.....how much is the market price now?? beli dulu berapa? nak jual skang berapa? total loan ada berapa?

   hai tina.. thanks for the info, sbb xtau pun boleh negotiate dgn bank utk kurangkan payment bulanan mcm tina ckp ni..should try ask the bank nnti..

  dh bnyak kali sye bace post saye ni..tp x tau tang mane yg bau iklan tu.. ade few jugak yg ckp mcm iklan post sye ni..ce cite tang mane..hehe..  aah mama dpt epf mase die pencen keje tmpt lame dlu.. ntah la tina.. all the money goes to my father i think sbb ape yg sye nmpk mama cume besar kan rumah je..ade la die bg anak2 die skit..but the rest i don't know.. mama ckp gn sye lg 3 taun bru epf utk 2nd acc diorang leh kuar... nnti sye ckp kt mama suruh cek kat epf mane tau leh bwk kuar utk settle kan bnde ni..

  sye kalau leh x nk pun buat loan smpai 90k.. klau dpt 40k pun dh ok utk tlong ayah..  tp mmg la, pegi mane2 bank pun rase nye ssh dieorg nk approve my loan sbb tgk commitment bnyak sgt.. sbb so far gaji sye tu cume byr sewa rumah dgn kereta pesona tu je..yg lain2 mcm c.card n loan lain tu ayh dn mama sye yg byr sbb dorang yg guna..cuma atas name sye la..but sometimes i tlong gak la tmbah sesikit..mne yg mmpu..

sye x sure lak mase beli rumah tu berape.. tp mama ckp hrge yg ayah saye letak ni reasonable la memandangkan rumah ni dh bnyak renovate n besar kan dpur, tmbah bilik etc.. mengikut dorang..kalau jual rumah ni ckup la utk cover smue utang2 yg ade..

  so far kputusan fmly sye, dorang nk jual rumah tu.. mama ckp insyallah ade rezeki lain nnti.. so sye x yah la buat loan rase nye..walaupun dlm hati ni nk sgt selamat kan rumah tu..

bukan bau iklan la yang...bau ikan atau "fishy" yakni keikanan. hahahah dah mcm kelas bahasa pulak

try la negotiate dgn bank utk mintak reduce monthly payment dgn cara panjangkan tempoh pinjaman. besok dah stabil, bayarlah byk byk, cepat2, utk pendekkan tempoh berhutang pulak.

ayah birkin nie ada hutang lain kan tue yg sampai efek loan rumah dan lain lain? tue la kena tau berapa byk arrears or total debt?? care to share berapa total debt sumer skali??

jual rumah nie mcm certain forumer ckp, rumah makin mahal nowadays. to get the same replacement with price yg u pernah beli dulu tue, haiiiiiii umpama mimpi didalam mimpi ajek. dan lagik, no matter how much you dah buat renovation and watnot kat rumah tue, valuer akan nilai ur house based on their own metrics. so, x semestinyer you dah renovate rumah kaw kaw bank akan willing to offer loanshigher than what's the current market price.

so rumah area mana? size? sq ft? cuba check current market price berapa area tue dan how much u guys beli dulu + cost2 renovation bagai tue sumer. berbaloi tak??

    kalau nak jual umah tuh, apakata ko ikut cadangan jazaa ko beli umah tuh dr bapak ko..
kiranya rega umah takler tinggi mana cos harga beli ikut balance hutang bapak ko tuh la..

kalo approve, at least parent ko still leh duduk situ...

kalo personal loan interest mmg tinggi ler utk non-gov...better takyah la..

aah die mmg ade hutang lain2.. tp bukan Ahlong la yg pasti.ssh nk terangkan the exact situation nye,pnjang sgt kalau nk menaip..  rase2 nye kalau xslah debt around 40-50k lebih kurang.. sye mmg x tau sgt sbb dh bebulan x balik jb ni.ayah pun die jenis x nk share sgt msalah die...smue ni pun tau dr mama.. memang btl susah nk dpt replacement hrga mcm kte mula2 beli dulu.. sbb tu mama ckp die dah x kesah dah kalau rumah ni kene jual..as long boleh settle all the debt.. sbb ma ckp insyallah boleh cover smua sekali debt kalau jual rumah ni..

   rumah saye kt jb..btul2 dkt gn plaza angsana kalau tina tau... size and sqft x sure lak.. tp rumah taman satu tingkat.. 4 bilik.. so far parents mmg dh decide nk jual..redha je la,insyallah ade rezeki lain kot lepas ni..

tu la mmg itulah planning awal nye..actly kami dh try nak refinance la gitu..gune name sye.. tp x lulus.. dah 3 bank pegi apply utk beli rumah ni ats name saye..tp x de rezeki gak nmpk nye.. semua application di tolak.. huhuu

    due2 dah buat, cm ni, sye mmg x tau sgt sbb smue ayah sye yg uruskan..cume sye bg salary slip sye and document penting2 so die yg isi form n trun naik bank utk apply2 loan utk sye beli rumah ni.. bank cume call sye utk confirm kan the details mcm tu je la..sbb sye duk kl, fmly kt jb.. so smue yg dah kami apply tu x lulus.. kalau ikut mama ckp ade mcm lg 15k hutang rumah tu.. xtau la kalau sye slah dengar..

  rase nye dah 60% gak commitment dr income saye(agak nye la).. actly gaji saye cume byr rumah sewa yg sye dduk, gn duit kereta je.yg kereta lg stu ayah byr, c.card n personal loan mama sye yg byr tiap2 bulan.cume when it comes to the bank..die ttp kire bnde tu smue atas tanggungan sye jgk kan..tu mungkin ssh bank nak approve application sye tuh..

kalau hutang dgn bank bank, pegi ajek jumper bank2 tue balik dan re-negotiate payment. oh, rumah dkt jb harga masih ok.....tak seganas kl kalau nak beli rumah baru.

kalau 10k, i can suggest u buat loan yg "0% interest" dgn cara main kutu dgn kawan2. tp its all depends pada kawan2 dan kemampuan mereka. main kutu sorang RM500 x 10 orang = RM5k. pehtu mintak mak ajak main kutu dgn kawan2 mak pon say RM500 x 10 orang. tp mcm i ckp la, basic main kutu nie is the TRUST + capability.

the remaining 40k....maybe u boleh cairkan dulu aset2 yg boleh dicairkan...mcm ada emas pegi gadai. besok ada duit balik, beli jekla emas tue. of kos akan ada "kos melepas", tp which one is your main priority now? to settle the debt kan....so, u need to do what u need to do.

kalau ada tanah, maybe boleh try utk lease lg2 kalau tanah tue tanah pertanian atau perindustrian. byk org lease their land and makan duit free sajork. lagik, wat else?

kena sortkan hutang2 dan jenis2nya and settle based on criticallity.


hai perut kenyang nie, baru lepas lunchie lunchie......hihihihihiihi

   ayah bukan dgn bank je die hutang, dgn org2 lain pun ade..dgn uncle sye je die utang dah 12k.. ntah la xtau nk ckp cmne..nk mrah pun ayah sendiri.. lgpun die bukan jenis kaki enjoy pun tp x tau kemane duit tu.. al maklumlah salesman kereta kan dorang kan bnyak rolling duit.. so far gn cstomer die xde utang, tp gn kwn/relatives la kot..
   actly psl sye nk apply personal loan ni bukan ayah yg sruh, cume sye cube nak tlong..tp parents dh ckp diorang nak jual je rumah tu..so x yah la buat loan..
   brg kemas ade tp x bnyak mane pun..mama ade bg kt ayah suh gadai, tp ayah yg x nak..tanah xde kami ni org biase2 je.. xde ape pun hihii..
