Between the 3 I'll pick a subsale in ecomajestic due to the best location among the three.

I assume you mean cheaper than launching price?
EF is design.. EM is location.. EG is price..
EM looks like it lacks greeneries. Very majestic feel with cements around. |

Well Ecoworld punya project location is a bit far off from town... EG even worst. if you dont mind travelling 2 hours including heavy traffic to KL.
Well.. i have been to 3 of the project... surprisingly brows.gif brows.gif
EM & EF is very near my Grandparents house. So been to their gallery and the passed events. Eco Majestic would be the best choice out of the 3 project that you mentioned. well below is my very own opinion.
1. firstly its freehold
2. township planning (if im not wrong they also about 70% of the overall development)
3. Next to Lekas Highway.. can reach batu 9 tol without much of a traffic. The traffic starts from batu 9 tol area.
4. well maintain surrounding in terms of the roads and landscape.
5. Aeon building already fully constructed (I think), Mekdi already up and running, Starbucks dunno when go in (heard its the Starbucks Reserved), then the school is completing soon.
6. also I heard there's 2 petrol station gonna built soon... but with this pandemic.. dunno will postpone or not.
others aspect are pretty general from Ecoworld, like security, polis bantuan, nice fencing (not those anti climb fencing).

*all eco ulu township no train but if u wanna bet, EM is ur best bet since it's not SO far from MRT Kajang. 15 mins or 10km.
If u wanna buy house in Ijok could be 30++ mins |

I’m bought one at eco grandeur. Well if you are not working in centre of kl should be no problem. Only 15 minutes to setia alam thru alam budiman. |

In the range of RM0.15 per sf of land size.. Take it as RM300 +/-.... EM, i saw some good deal in subsale with their earlier phase, 600k can get similar size like EF.. |

lol you are southern ppl, your comment also bias punya, you thought if got an odd accident or heavy rain along the way from semenyih to KL no need 2 hours travelling ke to KL? my friend staying in EM always balik UOB KL kerja, consistently need one hour per way to his office lol, guna some more actual data to compare.. and i also did peak hours travel testings between EM and EG to KL before i decided my purchase.. I used to stay in cheras KL for 20 years and i go KL also need 40mins during peak hour departing after 7am lol.. i always go down to KL HQ meeting from EG and most of the time less than 1 hour pre-mco peak hour timing unless got heavy rain and accident along the way..
anyhow for TS, choose the one closest to your comfort social circle possible, to KL all of these are hell distance for non long distance drivers lol.. if you are not those who can constantly driving long distance on daily basis.. better just stick to high-rise along KLs saje, dont buy and torture yourself later on lolz |

Traveling around 1 hr is expected in most places. You do know want to avoid traffic in (far deep) Cheras one has to leave before 615am ???? or every 5 min delay in you leaving your house will becones 15min added to your traveling time. |

yea bro, and from EG i also never really travel to KL before 7am i cannot tahan the early time wake up, usually before 7.30am i departed and 8.30 like that reached sultan ismail already.. if got heavy rain or accident then adjust your time accordingly... anyhow my office is in PJ so only go KL HQ maybe once per week... for northern side, its nearer for those who working around PJ subang sg buloh and northern shah alam.. for southern side i think you get the gist of it of your possible working opportunities |

You see all comment is about traffic and distance to your workplace, but if you don't have to worry about those thing just choose ef since you already prefer that. |

either EG or EM, EF really too damn far from everything even the semenyih town itself.. not even talking about KL.. lol..
you buy for own stay most important are all basic amenities at within your 5 mins driving distance.. all those freehold + quiet environment very important are just new toilet bowl feelings for first 2-3 years, after that you will keep on complaining why i wanna have a proper supermarket also need to drive 10mins away or just wanna dabao some simple food also susah to find.. not even mention about normal mall hopping or cinema entertaiment and etc |

Exactly.. Traffic jam is a norm thing in KL or even PJ. So in the end of the day. it really depends on "WHY" are you looking at EM/EF/EG? Investment or own stay. if own stay you already know that the location is very ulu already. if its for investment, who are you targeting.
Aiya... i think this Work From Home system gonna run thru out 2021 also wan lar... the covid case have not drop to even double digit. |

i staying in EG there bang.. lol.. 20 years KL ppl still didnt stop me for looking for landed to stay, at least ada amenities ready for me I'm all good already to stay in a township.. haha |

Firstly because of the price. Quite affordable among new project. I’m working at shah alam. So that kind of price at the moment not many choice available.
And i’m looking for G&G, the same concept in eco sanctuary would cost 900k and eco ardence will cost 1.2m.(maybe)
I really like ecoworld design previously, the feel and the looks of their lanscaping really cannot tahan.
Travelling from eco grandeur to shah alam city will takes around 35 minutes plus minus. |
