Bleh ke deal direct dgn owner kalau dia dh lantik agen?

Mcm aku sblom beli rumah skang ni aku s ...

setahu aku pun tak boleh.. agent mesti marah kalau direct owner..
owner tu kena ada rasa tanggungjawab, once dia lantik agent je, dia dah "takde rights" untuk jual rumah dia..
even or nak tgk rumah pun kena thru agent..
kalau rumah mahal2 oaky lg guna agent, yg rumah murah2 ni aku geram bila guna agent, agent mark-up gila2..
owner mmg jual below market value, amik untung sikit je, contoh beli 50k, jual 100k, walaupun market value 150k.. tp agent akan jual 150k, diskaun jd 140k gitu.. mmg siot..
penjual pun tak boleh buat ape sbb dah sign/verbally agree nak lantik agent tu..

Ok dlm situasi harga asal rm50k, owner nk jual rm100k jer tp agent jual ikut market price rm150k ni, persoalan aku adakah rm50k yg agen markup tu dpt kat dia?

Sefaham aku agen ni dia mkn komisyen ikut percent bkn dia bleh ngap baki nilai markup tu, so pada aku in the end ianya win2 situation lah, agen tolong jual ikut harga pasaran so owner dpt untung yg reasonable sbb dia nk kena tax plak lepas transaksi tu

Logiknya kalau owner tau nilai pasaran xkan  ...

tapi sebenarnya kitaorg tengok kat mudah semua rumah area situ rumah kitaorg yg paling murah... harga 150k tu pon tau dari jiran sebelah.. sebab xde deal dengan tuan rumah. terus dengan agen je.. tau pon harga tu selepas semua dah settle.

Btol, mmg owner kalau bleh nk letgo cepat....tp once dah lantik agen mesti agen nk komisyen dia tinggi so dia akan ikut market price

Dlm kes rumah aku plak agen malas nk letak ikut market price btol2 sbb dia kata byk buyer yg xkan lepas loan....

Hartanah ni mmg kena rajin survey

tak owner dpt harga yg dia offer je..
owner akan sign satu surat yg ckp dia terima 100k je (selalunya tak smpai 100k tu pun, akan tolak agent fee, lawyer fees bagai)..
and owner akan sign surat yg dia authorise lawyer firm tu utk bg duit kat agent, so semua duit yg lebih2 tu ke agent (mcmbiasa, surat kosong je dia sign, nnti clerk akan masukkan jumlahnya)

lepas dpt ke agent tu aku tak pasti ape flow nye.. ada kata masuk kat agent tu punya comapny, ada kata masuk kat poket agent..
tp yg penting aku sure owner tak dpt duit lebih tu..
owner dpt ape yg dia offer je..
kadang2 makcik2 tua ni baik nak jual rumah murah2 dgn harapan anak muda ada rumah, tp bila dia iklankan kat mudah, agent cepat2 call, ckp dah ade buyer bagai, "ikat" makcik tu, padahal buyer tu takde pun lg, yg ade "potential buyer" je, yg baru nak try submit loan..
agent ni cable dia besar, cepat je lulus semua..

tu kalu ejen berdaftar yg telus n baki duit tu ejen akan bagi balik..cam kes yg aku share tu ejen makan sendiri (share antara ejen, valuer, banker & lawyer)..

baru tengok kat brickz. rasa2 mcm ada je rumah saya beli kt situ sebab tengok spa date & alamat. utk keluasan rumah mcm tu saya lebih 30k & harga sqft saya paling tinggi (RM302 may 2019). lagi 2 unit RM257 (may 2019)  & RM244 (dec 2018).. (sedapkan hati sendiri.. maybe dapur dah extend & rumah end lot tu yg lebih 30k.)... kalau x nak nangis rasa tengok harga org lain lagi murah..

Owner aku menyewa rumah dl paksa kita org bl umah yg kita org sewa.. Dia jual ikut rege bank lelong.. Kebetulan ada rezeki lebih ms tu.. Bl gak la.. X yah pindah2 rumah.. Just make up lebih cNtik..yg lawaknye bl dah bayar depo nak srh dia anta org btl kan ade mslh bocor.. Dia blh pusing x nak bt.. Lps tu dia ckp kalo x nak bl x pe dia leh jual lg mahaii.. Aku senyum je la.. Dpt la aku 2kali ganda depo aku.. Alih2 peguam marah sbb dia tamak sgt.. Trs dia x bersuara.. Jumpa kita org pun x.. Nsb la sape srh ko yg letak rege lelong.. Dah dpt depo br survey rege pasaran.. Beggong btl

Betul ke cerita ni? Aku rasa something fishy, maybe sebab aku tak pernah jumpa even aku dah beli 3 ...

aku kerja lawyer firm.. skrg ni firm2 semua agent lg berkuasa, lawyer pun share percent je ngan agent..
aku yg attend utk kes ni.. dia yg cerita semua.. yg org tu kata dia agent, tak ckp pulak dia broker ke apa..
surat dia sign tu mcm format letter authorise je, mana ada mati setem.. standard letter authorise..
kau sign, kite follow arahan..

TNB u boleh register kt website dia then boleh check every month... Macam IWK juga pun boleh check ...

Tnb & water tu i suh staff i handle.. janji i’m updated.. xbayo je mmg staff akan call bini ni warn.. tp mmg if tnb call i suh potong je.. koserrrrr

Leerrr hai tu mmg species tonyok sistur.. naseb dia belah, some still membatu sampai owner kn lock premise tau.. ada sebijik kedai yg meols beli mcm tu, bila owner bukak kunci nk tunjuk kat meols masa baru nk beli tu dgn kueh raya pun ada atas meja..berkulat2 dah..  tenant hanat tu x bayo setahun n dgn tnb meter tempered lagi.. so owner tu tuka lock then dia xleh masuk

Ok, kalau first hand experience maybe betul. Sebab aku pun part time agent dan tak pernah encounte ...

bukan isu kat lawyer fraud ke apa.. mmg practice agent camtu.. lawyer ade semua bukti yg dah sign..
lawyer kan ade client's account, setiap tahun kena audit.. mana-mana firm pun sama selagi under agent..
takde pihak yg akan liable sbb semua dah bg consent by signing..
most of cases, owner nak pakai duit cepat, so dia setuju je jual harga murah sbb nak cash..
so dia sign surat ckp dia setuju harga yg rendah tu, lebih2 dia tak boleh claim and duit lebih2 dia authorise firm utk bg pd agent/firm agent..
kalau ikut logic mmg tak logic sbb owner rugi la kan, bg cash tu cara agent "ikat" dorang..

ye, apa-apa proceeds daripada jual beli tu akan dapat ke owner. Tak pergi ke agent. Macam tu la biasanya.
Agent punya commission biasanya 2% atau 3% daripada harga rumah plus 6% SST. Tu je lah. Melainkan owner baik hati bagi lebih kat agent. Tu antara dia dengan agent. Kalau dalam S&P semua akan clearly mention yang pwner akan dapat balance purchase price.
