Meh sini aku nak share info..
Pada sesapa yg plan nak buat reta umah sewa..seeloknya beli low cost flat aje..

Low cost flat ni rega cuma RM42K je..
Caranya....

1) Korang kena rajin tanya pada developer ada tak buat umah low cost?
    Sebabnya developer kenkadang tak promote umah flat low cost ni..depa
    just kasik tau kat family & kenkawan depa jer...

    Then kalo ada..korang kena beli borang permohonan umah low cost ni..RM2
     Borang ni ada no siri & dikawal oleh Kerajaan Negeri memasing...
     borang ni ada dgn developer & bole beli on the spot...

     then lepas isi...borang ni kena submit balik kat developer tu coz developer
     yg akan submit kat kerajaan negeri + kod no projek tersbt

     then..tgg la jawabannya dlm masa 6 bulan dpt @ tak..

Nota : umah low cost ni di kawalselia oleh kerajaan negeri...
           syarat utama layak income bujang @  lakibini tidak lebih RM2500
           Bujang/Married bole apply..

sy dah lama nak beli umah kos rendah ni tp x tahu nak cr kat mane....tp hari tu sy ada daftar dlm SPNB nak bli umah kos rendah smpi sekrg x ada apa2 keputusan....

Kat  Bandar Bukit Puchong 2 under Developer Bukit Hitam...
Bandar Bukit Puchong 2 ni semua jenis umah dia buat dlm satu area
Ada Banglo/Semi D/Teres/Kondo/Apatment/dan Low Cost Flat..

Kawasan dia border aje dgn Putrajaya/Cyberjaya/dan puchong seri kembangan...

Walapon dlm area Puchong tapi kawasan dia bukan TANAH LOMBONG
Tapak umah dia adalah dari jenis tanah bukit iaitu BUKIT PUCHONG

Kalo nak pi Bandar Bukit Puchong ada 2 jln..
1) Jalan toll ikut LDP puchong pastu belok kiri kat fly over tu...
2) Jln dalam & pintas with no toll ikut exit Pulau Meranti Cyberjaya...
    Jln amatlah cantik....& konsider short highway to putrajaya & cyberjaya...

Aku tau ada umah low cost yg nak launch tak silap nama dia Anngerik..(cam tu la)
dekat dgn sekolah rendah pulau meranti...

Hang pi search Bukit Hitam Development (utk dpt map & alamat)..tapi dia tak show low cost
punya projek...

dia cuma show big projek je...

Area ni cantik....& nyaman gitu...
Aku dah beli satu kat sini & ada tenant pun...

aku dah tersilap buat loan la...

aku buat loan dgn AmBank  utk 20thn...
Sebab tak mau hutang lelama...

1st   yr     baya RM270
2nd  yr     baya RM359
3rd - 18 yr baya RM385 (rase cam rugi plak baya byk..)

kawan aku buat 30 thn loan

1st   yr  RM 180
2nd  yr  RM 270
3rd - 28 yr baya RM300...(sikit kan..?)

woi....advice sat kat aku ni...ok ke loan aku ni..?
@ aku ingat nak re-finance umah buat loan 30thn..?

2lah mcm best aje...lg pun dkt sgt ngan umah mak mertua...selalu lalu sana...tp tgk umah besar2 x tahu lak ada rumah low cost...

Design umah dia canteeek sgt... Kenapa cantek..?
Sebab umah low cost aku ni ada balkoni....

Punya la susah & lama aku dok servey design umah low cost ni coz nak cari
yg ada balkoni...

ye la..majoriti umah low cost mana ade balkoni kan..? design kotak jer...
nak sidai baju pun susah...kesian kat pembeli...

Dan lagi..umah low cost aku ni adalag GATED Community...
siap ader pagar u...+ security guard lagi..

Maintenance sebulan RM38.50
(RM 3.50 sinking maintenance + RM35 utk play ground/longkang/guard/pokok2)

aku beli thn 2006 la...
aku apply jun 2005 (tu pun unit yg direjek loan oleh bank..)
then januari 2006 dapat result PERMOHONAN LULUS..
Mac 2006 loan lulus...
Aprill 2006 ada tenant masuk...

Ini ada satu lagi info's....

Tapi utk yg keja gomen jer.....

kalo korang gaji (sorang @ combined salary bawah RM2500)
dan belum lagi ambik loan rumah gomen...

Better beli umah low cost dulu sbg investment (guna loan bank)
kerana kalo korang dah ambik loan umah gomen..
otomatik korang tak layak
utk apply umah low cost walapon korang layak dari segi gaji..

pastu korang beli umah lak guna loan gomen...
bila rumah korang dah siap
korang dah tak dibenarkan duduk kuarters dah
kena keluar...

check offer letter ade penalty tak kalau settle awal. biasanya ade tempoh masa yg ko akan kena penalty kalau settle. ade bank cam OCBC charge penalty ( 3%- 5% dari total loan ) dan admin fee ( rm5k - gilerrr ).
