cara kurangan loan rumah

kalau Islamic loan.., contohnya bank rakyat..mudahrabah ke apa nama dia.... ada cara nak cepatkan dan kurangkan jumlah pinjaman?? sapa ada pengalaman dalam kes islamic loan ni??

dlm situasi blr rendah nie dan ada sedikit extra rezeki,  mana lagi untung yer di antara increase monthly payment(spy boleh kurangkan principal loan dan selesaikan loan lebih cepat) atau gunakan utk buat investment kat unit trust ker...

mana lg untung ikut keadaan & turun naik market.

tp klu bayar awal rumah dah confirm untung. iaitu untung dari tpaksa membayar interest berpuluh ribu ringgit.

aku cerita kat kengkawan aku rgdg daily rest, daily compounded, fortnightly semua tu derang ternganga2 tak paham & tak minat. menyusahkan utk dipikirkan kata derang.

so ada golongan yg continue byr instalment rumah bulan2 mcm biasa wlpn pakej loan mrk yg dulu dah outdated, yg BLR plus pun ada........tapi derang buat dunno sbb tak paham. so derang tetap setia byr bulan2 kat bank mcm biasa.  untung la bank klu ramai org mcm ni yg setia mbyr bulan2 tanpa kisah apa pun.

to simplify, aku cerita a big picture baru derang terperanjat.   

aku bagi contoh, yg mana korang nak?

A. beli rumah harga 100k, byr interest 130k. total amount kena bayar kat bank 230k.
B. beli rumah harga 100k, byr interest 50k. total amount kena bayar cuma 150k. so korang jimat 80k.

80k tu daripada bagi free kat bank baik invest masuk bank rakyat (contoh). setahun boleh dpt rm16,000 bersamaan dgn ~1300 sebulan.  

so, cepat2 buat 6 steps tu!  baru la depa kelam kabut.

so far yg juju nampak sapa2 yg ambil Islamic Loan - kena refinance balik le - make sure after 5 years le dgn bank tu coz biasa locking period 5 years - otherwise kena penalty

so masa refinance dgn bank lain - ambil le daily interest

OCBC pun aku dgr ada pakej yg daily rest + daily compounded gak. klu byr byk2 kali dlm sebulan ada effect kpd prinsipal. tapi tak pasti pulak pakej Home Loan yg mana satu.

pernah cuba nak ambil H.L OCBC tapi satu yg tak best pasal nak loan ni ialah kalau nak settle dalam masa 5 tahun, kena penalty 5% + admin fee 5%. terus tak jadi nak ambik...

cuma aku tak paham yg HSBC tuh...
kita bole dump semua duit kita dalam Home Smart acc. tp kita bole  kuarkan balik..misalnya utk bercuti ka....
cemana nk kuarkan balik dr acc tu arr...
aku moskil sket la.....

pakej homeloan yg boleh keluarkan balik duit bila2 masa mcm ni berbahaya utk org2 kurang disiplin.  heheh.... sbb selalunya kita manjang jer tak cukup duit hujung bulan. dan akan terambil duit tu utk pergi bercuti bila Air Asia buat promosi pegi London....
