saya baru mohon rm150k loan ASB tengah ...

tengok bank - kalau cepat dia process & sempat masukkan duit kat akaun ASB before cut off date - the chance is there. Kalau x sempat pun - next year kira serve one complete year - So in 2014 - dapat le full dividen

another way that i cud think of is, amek personal loan 200k cash sesiap sumbat asb. i tgk ada bank yg offer personal loan 4.95% (lebe kurang asb rate ajek blr - 1.65%). amek loan tenure yg lebe kurang sama mcm asb loan say 200k, 25 yrs, monthly dlm 1100.

annual dividend ASB rolling bayar personal loan. the advantage is, u've got all the 200k cash in ur asb saving now, rather than to wait next 25 years to have that 200k materialise. how's that??

just throwing an idea....

you mean the asb loan? yes indeed.

but personal loan, the moment you had your loan approved and credited into your account, you can have it instantly.

wic part yg funny??

yes, great idea tapi susah nak dapat personal loan with rate 4.5% for RM200K

rasanya lagi senang nak dapat ASB loan nie. If got any bank can offer personal loan with that rate - i 'll take it provided the rate 4.5% is fixed

Normally yg offer for that personal loan - apply to government servant je .

p/s biasanya lumrah manusia nie - bila tengok ada cash RM200k yang boleh dikeluarkan - mula le gatal tangan nak keluar & beli apa yg tak perlu. Lama2 duit dlm ASB tu dari RM200K turun jadi RM100K Last edited by cmf_Juju on 30-11-2012 06:10 PM

But, please be careful ya...even bank yg bagi personal loan tu stated that the rate is fixed 4.95%...you have to annualised it...normally this rate will convert to flat rate of 7.++%...please use google to find the calculator...

while asb loan use reducing rate methodology...the sooner and more u pay, the term will reduce...saya selalu bayar extra on top of SI yg bank tak fixkan setiap bulan...and asb loan ni boleh terminate bila bila masa provided takde lock in period la...mana tahu, just in case ade loan yg tak lepas ke dan asb loan ni kene terminate dulu...

kalau buat personal loan tu, kiraannya berbeda sikit ya...saya tak aman sikit dengan cara bank calculate personal loan tu...rasa mcm tinggi je...macam tak kurang kurang hutangnya...

Yes...so true...tak semua bank bagi serendah tu...kalau bank ckp rate 4.5% per annum, itu bukanlah flat rate...mungkin boleh naik ke 7.++% kalau diconvert ke fixed rate...lucky me dapat facility dari my company for personal loan at 2.12% fixed rate....but, disadvantage coz the term only for 7 yrs...and the amount yg takde la banyak sangat...but, still i leverage this thing to top up my asb...

ya, ramai yang tertipu dengan konsep personal Loan ni...even pegawai bank pun ramai yang tak paham.....
Personal Loan ni bukannya daily rest or monthly rest so bayar advance banyak mana pun interest dia sama jer.....
Yang best cuma Loan ASB, Loan Rumah dan OD-ASB/Property/FD jer kot......

Switch sume keje2 consultants? Kalau consultants tu dah ada 100 orang clients bawah dia
dan setiap clients ada 4,5 funds yang diorang labur larat ker tuan nak monitor semua?
Jangan tabur janji yang agak mustahil nak tepati......
Why not ajar jer customer untuk monitor sendiri portfolio pelaburan diorang online
dan buat switching sendiri jer bila graf dana mereka mula menurun...

Memang terbaik analogy ini, memang ini pun yang saya ceritakan kepada kawan2 tapi tu pun ramai
yang masih keberatan...entah kenapa...tak nak ada komitmen kot padahal benda ni bukannya komitmen sangat pun...
Lain lah beli rumah, nak kena kejar penyewa bayar sewa, nak kena maintain rumah kalau ada kerosakan etc....
Kalau ikut analogy ini agak2nya saya dah ada 4 buah rumahlah yang bernilai 200K....insyaAllah....

bila nak buat long term investment...
mesti faham betul2 financing terms yg digunakan

apa beza flat rate calculation dengan reducing balance calculation...

apa beza fixed rate dengan blr-x or bfr-x ( variable rate based on blr or bfr )...


for a 25 yrs loan period...
4.5% flat rate is actually equivalent (in term of total payment) to a 7% on reducing balance..

flat rate selalu nya for car loan and personal loan..
so... be careful and don't be confused by the lower rates.........

Betul tu - sebab tu car loan - period x lama ie 5 - 7 years. Tak faham for those yg ambil sampai 10 years.
I yang ambil 7 years nie pun menyesal & jenuh nak menghabiskan hutang.

I think the best period for car loan - 5 years

The shorter period U pay is exactly the lesser U pay for the total loan BUT
nowdays people prefer to pay lesser monthly but end up paying more in TOTAL LOAN
coz they want BIGGER CAR.
Sekarang kerajaan perkenalkan pulak skim kereta untuk siswazah???
Belum habis ngaji lagi dah ngajar buat hutang kereta.....
Kereta I pakai sekarang pun beli kat Lelongan awam dan bayar pakai OD-ASB.
So, almost no interest at all exactly.

the new generation is - Gen Y - sebab tu lepas habis belajar - terus beli kereta. Tak tahu nak hidup susah senang tak macam budak2 gen X .

now ASB for the kids - max RM50K. So boleh le full kan limit ASB tu .

Masalahnya takda orang nak guide diorang....
Parents pun tak kasi warning kat anak2, abang, kakak semua tak pandai kasi nasihat
sebab hidup diorang pun paras2 hidung...
Mak bapak lagi bangga anak2 pakai kereta besar sebab bangga ngan jiran2..
dah tu camner?

Gen Y - i guess - coz refer for those born in early 1980's

Bukan masalah tak de yg nak guide tapi diorg kena le belajar & berfikir sendiri . Nie semua nak senang je - maybe time diorg lahir - their parents mmg jenis berwang & apa yang nak semua dapat .

But i really educate my kids to keeps saving - tu yg bukakkan akaun ASB & TH .

alamak... tiadalah aku mengerti 4.5% bersamaan 7% on reducing balance itu.

walaubagaimanapun, secara kasar ia bermakna, jika ASB umumkan dividend 8% (termasuk bonus), banding dengan interest 7% ... tolak bayaran insuran lagi... sungguh minima keuntungannya?

dah gogel, tak tau kalkulator mana nak guna. tolong terangkan.

walaubagaimanapun, s ...

simple example just for comparison:

loan amount : RM 100,000
interest rate : 10% daily rest
tenure : 36 months

EMI ( equal monthly istallment )  = RM 3172 (daily rest)............from EMI calculator(banyak jer online calculator lain.. google jer reducing balance calculator...)
so total payment = RM 3172 x 36 months = RM 114,192
total interest paid = RM 14,192

for flat rate loan with the same monthly payment of RM 3172 per month..
the interest rate will be => RM 14,192/3y => RM4,730 per year/ RM 100,000 => 4.73%


meaning for a loan of RM100,000 with an equal monthly payment for 36 months..

the monthly payment for...
a daily rest reducing balance loan at 10% per year
or
a flat rate loan at 4.73% per year...

is actually the SAME........ RM 3172 per month......................


ps: yang rendah tak semestinyer bagus..
dan yang bagus tak semestinyer rendah.......
