masa zahirudin datang bg kuliah kat tempat aku hari tu ada gak aku tanya bank yg offer daily rate ni, setau aku byk yg offer bank yg bukan local..tapi dia ckp maybank ada offer gak islamic loan yg pakai daily rate ni..aku pun tak sure sebab tak check lg, tapi kalau ada yg nak window shopping tu checkla maybank sekali |

sekarang mmg tgh cari nak refinance coz 2 dari HL aku mmg mahal giler,
1) BLR - 0.9 - try nego, diorang offer BLR - 1.1, nego lagi...target dapat BLR-1.5
2) BLR + 0.5 - yg ni senyap lagi, yg ni tak terasa sgt coz ada duit balance, leh cover sikit Loan ni.
tapi dua2 kalau refinance kena penalty.
sapa2 yg ambil HL di atas 3 tahun, mmg better refinance coz term masa tu mmg teruk esp rate dia... sape2 yg ambil Islamic lagi la, yg rate 9%....lagi haru. |

Sape2 HL mereka yg tak competitive, boleh tulis surat ke Bank n minta "Interest Rate Reduction", nanti diorang akan reply la... kalau record u ok, diorang kalau boleh tak nak u switch ke bank lain. nampak byk cekadak, tukar jea ambil HL lain.
walaupun kena bayar penalty, tapi kalau rate ok... mmg worth it sgt refinance.
contoh :
loan aku : BLR + 0.5 = 5.55 + 0.5 = 6.05%
kalau refinance : BLR - 2 = 5.55 - 2 = 3.55%
kalau loan rm100k, kiraan mudah kita dah untung nearaly 3% setahun = RM3000, kalau kena penalty pun, aku rasa lepas tahun pertama, dah untung dah. nak lagi untung, ambil HL yg cover/ absorb penalty cam EON. tapi rate dia BLR - 1.6 kalau tak silap.
BLR - 1.6 = 5.55 - 1.6 = 3.95%
sapa yg ambil Islamic 3 - 7 tahun lepas, rate dia dalam 7% - 9%, berbaloi sgt buat refinance or cuba nego dgn bank tu , minta turun interest. |

la...HL loan aku pun RHB.... rate sekarang BLR - 0.9, tulis surat dia offer BLR-1.1, dia suruh aku minta quatation yg bank lain tapi dia kata, paling tinggi pun boleh dapat BLR-1.3, ko dah lama ke ambik HL tu ? byk lagi ke baki ?
aku punya baru ambik tahun 2006 n baki dalam RM110k lagi....
kalau RHB tak bagi at least BLR-1.7, mmg aku blah, walaupun kena bayar penalty,
kalau cam EON yg boleh bayar penalty tu walaupun tak semua (EON BANK cover 3% ) jea, jangka masa lama, masih lagi untung dalam dapat BLR-2.
Affin Bank boleh offer BLR-2, tapi tak cover lak penalty tu... |

thanx share info. Terasa mcm bkuasa sbg kuasa pembeli bila sharing info gini.
Pada dec 2007, saya dapat reduce affin hl drp blr+0.6% ke blr - 1.5%.
jadik saya untung2.1% kat situ. katalah 2.1% x 100K=2100 yearly.
Tapinya kena 5% flat denda jika settle loan within 5 years atau 3% flat within 7 years drp outstanding balance pada dec 2007 means 5% drp 137k=rm6850 denda.
bila baca affin bagi blr-2, rasa macam nak apply ler pulak dapat mcm tuh, tapi saya rasa mcam akan kena denda sbb abis bayar within locking period. mana untung diantara kena denda sbb abiskan loan cepat vs abiskan bayar jer lah after locking period? betul tak cara saya kira nih:
option 1:
anggapan settle loan 5 years below, maka saving reduce rate = 2100x 5=10,500-denda 6850=3650
option 2: kekalkan jerlah untung blr-1.5 dan settle loan after 5years, maka maka saving reduce rate = 2100x 5=10,500
soalan- patutkah saya kluarkan epf supaya boleh settle less than 5 years? untungkah saya apply utk reduce ke blr-2 jika amik kira faktor denda? |

cuba la nego, utk kurangkan loan dgn affin dulu...mana tau, kalau ko mmg a good pay master, mmg diorang akan pertimbangkan...or kalau nak belah jugak, bagi aku rate ko yg BLR-1.5 pun dah ok...kalau ambik loan dari loan lain, kena ingat, biasanya within 5 tahun pertama, most of our monthly payment akan cover interest saja...kalau setakat nak kejar 0.5 ( 2-1.5) untuk tukar loan rase sikit sgt saving dia..
or cari loan yg leh cover penalty tu cam EON Bank tapi dia leh offer just BLR - 1.6 jea. |

aku pon rasa nak refinance rumah.. tapi x cukup 5 tahun lagi loan...
sape ada carta mcm calculator excel utk kira rumah yg guna monthly basis harap bole share laa yee.. tq |
