Now nak tukar la ke islamic. Camne yer.

Rumah murah jer ard rm80k+ ... agak2 depa layan tak? huhu

ni dari maybank. ok tak rate dia?

Pinjaman   : RM387,126 trmasuk RM15,741 MRTA (pinjaman 90%)
Bayaran bulanan : RM2,096.00 (setelah full released kpd developer) Sebelum rumah siap
kena bayar monthly progressive interest dulu berdasarkan amount
yang dah release
Interest     : tahun 1-3 tetap 3.75% & lps tu BLR - 1.80% sehingga tamat tempoh
pinjaman (23 tahun)

rate dah ok..tapi saya akan ambik bank yg offer flexi payment mcm HSBC Amanah, RHB...ni leh check ngan maybank la samaada leh bayar flexi ke tak..
sebab saya suka bayar awal...kalau bayar awal, interest akan berkurangan, lagi cepat habis bayar...

kalau keje gomen lagi advantage sebab kalau ade perayaan gaji biasa awal dlm 15hb gitu..

u imagine kalau u combine semua nie : bayar awal+bonus+ambik duit epf untuk kurangkan loan=dari 23 tahun leh jadi 17 tahun je

...u boleh kira sendiri la...

ape pendapat ko org let say rega umah RM400k..

1. nak bayar ikut progess umah ke (beli cash la ni. ni case ade duit lebih la) atau
2. nak buat loan 50% atau
3. nak buat loan 90%????

developer cakap, new najib regulation.... duty stamp untuk umah above 100k is 1% (RM1000) and umah below rm400k is 2% (RM8000)....so, untuk duty stamp kerajaan je dah RM8000

boleh minta ngan mebeng nak wat flexi payment...soh dorang wat dua data dlm system dorang...dan make sure ada disebutkan dlm surat tawaran....nego ngan officer yg incharge tuk loan tu..leh wat..yg penting nego

biasa ade dlm LO..tapi takpe, ko call bank tu ckp la no akaun semua, pastu ko tanya la ade penalty ke kalau buat early settlement for refinancing...

hhhmmmm,takyah la guna depa nie, kene bayar extra plak tu..aku buat sendiri je, survey bank pun bukannya banyak,just yg dekat2 dgn ofis je dan senang bayar..tak susah pun,bila dah pasti nak refinance ngan bank mana,isi borang loan ngan bank tu,yg lain staff bank tu akan uruskan..cuma lambat dgn cepat je la kan...

Skrg ni biasanya BLR-1.8%.
Locking period pun baru 5 tahun.

Bank + cawangan mana tu.

Islamic Loan SCB 1st year 1.88%
2-5 yr BFR - 2%

skrg mmg SCB antara rate terendah tapi yg cik lily quote ni package utk fixed rate. kalau fluctuate rate (pakej Mortgage 1) yg ni kalau amik loan + MRTA skali : 1st yr = -1.9
                                    2nd to 5th yr = -1.78
                                    sub yr           = -1.8

eon bank islamik, ocbc, alliance islamik & hsbc skrg rate 4%. manakala affin islamik leh bg 3.95%. semua bank yg saya listkan ni daily rest compounded daily..

ada tak sesiapa sudi bg advice berapa bank kita leh mohon dalam 1 masa? ada org kata 3 bank jer... kalau nk apply 5 buah bank sekaligus leh ker? tq ..

rate yg i tulisis islamic punye
yg mortgage 1 tu rasanya conventional
i lupa lak tny psl interest calculation tu whether daily, weekly or monthly

psl how many banks tu tak sure pulak
hari tu ar-rajhi ada dtg and bgtau kita boleh apply with few banks and then decide bank mana nak amik

bank2x lain yg offer islamic loan yg u mentioned tu is fixed for 30 yrs ke and mcm tangga mcm SCB punye loan ?

loan islamik tak boleh buat fortnightly payment. meaning tak boleh byr lebih everymonth utk tujuan reduce prinsipal.  better confirm with housing loan officer abt this sbb sepanjang pengetahuan sy memang tak boleh wlpn derang mention 'daily rest daily compounded'. nak buat early settlement boleh, tapi nak buat kaedah fortnightly payment totally cannot. another thing, early settlement for islamik loan jumlah rebate tak transparent sbb ada clause 'rebate adalah sepenuhnya atas budibicara pihak bank' dlm akad.  so yg ni grey areas.
