antaranya hsbc & citibank. bukan setakat 2x, 15x pun boleh (byr secara online atau pun through ATM mc), bila2 masa kita ada duit extra hatta sepuluh ringgit. klu cimb, wajib pegi kaunter dia utk buat pbayaran 2x p/month & kena mention betul2 yg payment itu bukan utk advance payment tapi utk mengurangkan baki loan baru derang paham. |

in my case if nak bayar lebih, kene pegi bank or buat surat to bgtau yg kita nak bayar lebih
then next payment dia akan recalculate balik berapa kene bayar
ni scb lah
psl rebate pon dia ada mention if buat early settlement tapi i tak tny pulak brp |

saya amik loan dgn cimb-i, rmh 300k, akad nya dkt 1M, persoalan saya if saya nak buat refinance/early settlement, dia kira ikut harga rumah semasa ke ikut akad...confius lah,...tolonglah kwn2 yg terror disini jwbkan |

eh sori koken lambat reply, i balik kampung makan durian....hehe. u buat loan tu bila? ada BLR tak? sekarang ni BLR naik lagi dan akan naik lagi. I don't think so u boleh dapat fixed rate cam tu, lain la kalu u staff.
coz AIA bagi 4.99% is fixed rate
no penalty for full seattlement, flexible to settle any time bila ada duit lebih (EPF, saving)
daily interest computation -AIA ni rajin buat kira-kira kot

Yes indeed...tp umah yang aku beli last year (Januari 2009) even better, dgn maybank is at 3.88%...actually the tactic is easy...and right now is not a good time to buy a house...but i get lucky i guess... |

ya la koken, if 3.95% fixed rate & no lock in period memang i tak penah dpt. last year i buat re-finance with HSBC pun 5.5% BLR -1.6. just last week terima hsbc love letter BLR increse 6.30%. lagi MRTA pun increase coz of cost of material and whatever dah naik.
But last weeks ada just call Affin, just asking for housing loan, base on BLR 6.30% -1.6 & tak der offer utk fixed rate. |

umur max utk buat loan is 65
if yr mum 52 thn dia cuma blh buat loan up to 13 thn sahaja. So, monthly installment akan jadi tinggi plus faktor umur MRTA pun ada diiff. jugak. maybe another bank financing ada solution lain.
MRTA just utk cover loan rumah, bila loan semaking kurang so coverage jugak semakin kurang
But if you ambl live insurans, katakan your loan is 300K so, yr life ins coverage is 300K, anything happen kat pembeli so, ins akan bayar kepada bank peminjam berapa lg outstanding amt. plus u still ada pewaris (spouse/child) utk settle lain2 debt. yg u ada. Kat sini disamping u boleh settlekan loan rumah u ada lg cash value. One thing, klau u nak buat early seattlement pun u boleh guna cash value yg u ada.
But MRTA, just bank cover utk loan rumah shj. w/out cash value.
Then yg tak bagusnya MRTA selalunya bank akan masukkan ke dlm loan, kat sini if loan 300K+ 10K MRTA. So yr loan akn jd 310K, plus u ambil loan with BLR, bila BLR increase so yr loan pun akan increse. This just my oponion sajalah if u nak buat loan rumah, banyak benda yg u boleh save. |
