so masa nak sign HL loan tu, tanya la puas2, org kata cerewet pun tak kisah la... jgn menyesal di kemudian hari dah la..

1) flexible ke tak : boleh letak wang extra ke tak / boleh keluarkan duit extra ke tak
2) daily  or monthly rest
3) ada maintenence charges ke tak
4) berapa lama lock in period n kalau settle within masa ni berapa charge kena
5)perlu ambil mrta ke

Tannya sikit kat Tobby atau sapa2,

Aku ada ambil Islamic loan kat maybank. Fix rate 7.5% selama 20 tahun. Skrg tinggal 15 tahun. Lock period dah habis rasanya. Balance principal amount dlm 55K. Total campur interest dlm 100K. Bulan2 bayar dlm RM 530. Ada cara tak untuk aku kurangkan interest untuk loan rumah aku ni.

1) refinance macam susah jek sebab bawah 100K. Ada bank boleh bagi ke?
2) Aku boleh top-up duit kwsp aku acc 2 dlm 20-30k kalau  nak setelkan terus. Tapi mana nak dapat balance 25K tu. Personal loan?
3) takpun aku dump je duit kwsp aku tu so boleh kurangkan total interest. ok tak?

refinance jer. amik cuti pegi window shopping from bank to bank utk refinance rmh.  cari yg daily rest daily compounded, cari yg BLR minus 1.xx punyerrr..........

BLR ialah Base Lending Rate, senang cakap 'kadar interest'. so kadar interest atau BLR sekarang ialah 5.55%. so, kalau bank tu offer BLR -1.85 maksudnyer ialah 5.55% TOLAK 1.85% = 3.7%. maknanya LOAN RUMAH kita dikira berdasarkan interest rate 3.7% .

tapi BLR nie bleh berubah ekk....cthnya dari 5.5% lepas tuh kalau dia mention BLR 1.5% means jadik 4% .... lepas tuh bleh tuko kalu dia nak jadik BLR + 2.0 %...jadik plak 6%....ermmm possible kan....??

BLR tu yg telah ditetapkan oleh BN & semua bank2 kat M'sia kena follow le . BLR nie boleh berubah2 ikut ekonomi dunia

So currently BLR yang telah ditetapkan ialah 5.5%

yg minus/plus 1.0/1.5 -2 nie ikut promotion bank masing2 le

buat refinance?  refinance hanya utk loan lama. klu loan baru terus cari yg BLR minus, daily rest daikly compounded.
