salam.. sape2 ade info mcm cara nk buka hotel bajet di negeri selangor..
ape prosedur? fee yg kena bayar? jabatan yg terlibat?

huh dkt MK ni kemain berlambak2 lagi otel bajet.. hehehhe |

|

negeri selangor di kawasan/area mana ? shah alam ke? rasanye pergi la jumpa majlis perbandaran kat sana. |

x silap kena ada lesen bomba, majlis perbandaraan (sbb ubah suai dalam), approve architect ...

biasanya klu nk buka hotel bajet ni, kena mohon lesen bomba, lesen majlis perbandaran.... tu yg utama...
prosedur agak complicated... ntk pengubahsuaian bangunan awk kena hire kontraktor yg betul....
sedikit sebanyak caranya :
1) pegi ke majlis perbandaran dulu, tnyekan apa prosedur/term/syarat2/ etc ntk membuka sebuah hotel bajet
2) pegi ke jbtn bomba ntk tnyekan term yg sama.... lesen bomba wajib wlaupun hotel bajet
3) cari lokasi/bangunan yg awk plan nk bt hotel, sbb yg tu pun akan diisi dlm form2 tersebut....
actually selain dari di atas, ade bnyk lg syarat dan jabatan yg awk kena mohon, tp sy dpt maklumkan yg ni dulu

jabatan yg lain termasuk jabatan kastam, yg itupun wajib....
biase nye ia terbahagi kpd 2, iaitu jabatan ntk penubuhan hotel dan lg satu jabatan untuk operasi hotel |

Boleh share pengalaman dengan kami?
Niat hati nak beli shop lot ni,( current tenant memang budget hotel jugek,floor bawah nya..floor atas lawyer firm sewa..ingat bila mereka ni habis tenancy,kita nak amik alih jer..tak nak sambung sewa dgn they all),owner shop lot ni nak jual...so ingat nak beli...
cuba bagi share dgn kami,camne cara..lesen etc...modal... |

saja nak mencelah
hari tu lepak so called bilik homestay member
dekat tanjung rambutan, ipoh
2nd floor
owner tu .. buat partition (hard wood rasanya)
dan turn into 6 rooms
pastu ada space area untuk ruang rehat
dan disediakan ruang masak, fridge & washing machine
tetapi ..
takde pun fire extinguisher
ikut logik ambo le .. rasanya owner tak apply pun dari fire department dan local authorities
sebab agaknya dia advertise as homestay
ada yg long term dan short term
ambo pun .. operate dua (2) homestay je
terrace house

I kat sini ada shop lot nak jual.
tingkat bawah tenant nya budget hotel.Tingkat atas lawyer office..**nak habsi dah tenancy
Rasa nak beli jer...~ 600K **dekat dengan busstand
**that budget hotel dah sewa banyakkkkk lot kat situh...and one of them yg owner nya nak jual tuh la..
rasa nak beli dan sambung buat my own one atas bawah jer....
Tapi tuhla..tak pernah run biz budget hotel/backpackers ni....ragu ragu rasa |

each house ada 4 rooms
masalah nya, sebab design rumah tidak membolehkan untuk occupy male & female (non related)
jadi kalau ada single occupancy .. dan ada pulak different sex nak check in
meme dok boleh la .. haha
so far .. each week ada je
full house kalau ada nearby event
sebab both houses located nearby putrajaya
one in bandar baru bangi and the other in kg dato abu bakar baginda
the one in bangi is not doing well
because budget hotels are blooming like shit .. hehe
plus these budget hotels are just by the roadside
much easier access
anyway .. ada future plan untuk convert the house in bangi into a natural treatment centre
so called like that
because sometime, when outstation patient does a treatment
they need a place to rest ..
jadi downstairs treatement area
upstairs for accomodation |

well ..
if you are a backpacker
then you should have an advantage
i backpack sometimes
especially in europe
so what i really need is
- a clean and workable toilet (sometime kan ada shower yg water pressure like .... and the floor is donno wat to say la)
- pastu, if the country is hot .. a working air conditioner
if not, a good heater
- and lastly, not that important .. but a bonus
a good mattress .. haha
usually 3/4 times ke eropah untuk shopping
jadi kalau ke sana purposely untuk shopping
memang kena backpack ler .. so called la
because i rent a car .. to go around and stuff my shopping
rasanya la .. apart from guest needs
awak tengok ler .. yg current budget hotel in that area macam mana
if doing well .. seharusnya tidak menjadi masalah
cuma kena fikir betul2 jugak la kan
calculated risk i guess .. dan ada quite a huge investment

kalau travel dgn ffamily reramai ...homestay better lah kot...
kalau alone, budget hotel is better i think for cheaper price...
selalu juga kita ke BBB tuh..umah sister ada sana...ahaha...
OH..sana banyak gila student kan!!..kalo musim konvo..penuh kot ek?
and bykkk nyer student arabbbbb ya habibi ya maulanaaaaaaaaaaaaaaaaa

- KLIUC
- UPM
time konvo memang fully booked
time tu jugak la .. inflasi sket .. haha
guest ni senang aje
sebab kita pun kadangkala jadi guest kan
asalkan toilet bersih
aircond berfungsi dengan baik
rumah bersih
biasanya okey aje ..
dan harus flexible
1. melalui portal2 yg SEO nya bagus
2. dulu saya kerja dengan government
jadi networking memang sedia ada .. lagi2 dari segi contact (emel)
kita mass forward aje la emel
dan yg menerima .. adakalanya akan forwardkan pada kawan2 depa pulak
3. melalui perkara sama (emel)
tapi kita buat la offer sekali sekali
- amek 2 nights .. dapat 1 night free ke
- atau free breakfast ke
- atau free transportation dalam range tertentu ke
4. tru flyers .. sebelum dan selepas solat jumaat
dan diselitkan pada produk jualan saya

memang ramai gilos student sekitar BBB ni
yeahh...
yg penting , toilet bersih..idak berbau..bilik selesa tidak berbau..
Kalau buat B&B ..shop lot 2 tingkat ok kot ek?
verangann nya iiiii...
sy memang selalu travel..hostel di europe mostly dah matured ..dan takde hanky panky...
bilik private ada..yg mix dorm (boleh pilih female/male room /mix f&M which is normally cheapest) ..macam macam..
camne nak bina yg tak nak nampak hanky panky ..wlwlpon murahan, tapi taknak lah nampak dodgy seperti rumah tumapangan ah chongg..
nanti orang sewa ikut jam nak mengesekss pulak..ahahahaha
kena buat ala-ala look modern kot ek dari oustide?
i banayk jugak pengalaman dok hostel /backpackers..ada sedikit inspirasi..cuma courage tadak??

secara peribadi .. okey aje
kalau deco simple and colorful .. memang menarik
sebab shop lots are design for certain purpose
jadi natural light kurang .. kena la replace dengan deco yg bersesuaian
satu lagi
nowadays people are connected
giving a free wifi access .. memang yg terbaik
bagus la berangan
kalau berangan 24/7 365 .. tu memang tak boleh la .. haha
dah masuk kategori sifat2 syaitan
cuma tu laa ..
awak punyer hajat ni .. memang perlukan heavy investment
never in my life i spent up to Rm1 mil .. hehe
not yet laa
business pun tengah slowly building
part time products jugak banyak membantu
yg core tu la yg paling payah .. adoi

sebab concept yg diketengahkan tu .. memang bagus
sebab kos2 yg terbabit .. bergantung hampir sepenuhnya pada guest
i banayk jugak pengalaman dok hostel /backpackers..ada sedikit inspirasi..cuma courage tadak??
suruh la hubby awak push tahan hujung2 punyer .. hehe
mesti boleh gerak laa
selagi tak buat sesuatu
selagi tu la dok pusing2 dalam fikiran
and it ain't good .. hehe
