tak dapat la.... projek projek yang melebihi 500k ni selalunya tak beberapa laku bila nak jual b ...

projek semi-d/cluster house alam sari yg dijual sekitar harga Rm480k & Rm500k...dapat dijual dengan harga Rm700k....
tapi bank valuation paling tinggi pun Rm700k [lepas kawtim dengan valuer],kalau tanpa kawtim bank value rumah antara Rm600k hingga Rm650k sahaja...

berkenaan semi-d Jelok Impian,lebih elok seller [Lione] sertakan info bank value rumah semi-d tu berapa ataupun kalau ada member valuer,boleh kawtim value rumah tu tinggi sikit so that potential buyer no need to fork lots of money to buy the house....

ada rumah kat Taman Tun Dr Ismail,terrace corner lot,walaupun nak jual Rm1.2 juta tapi bank value Rm850k sahaja...so its all bog down to how much bank value the house.

    along jln reko ade pearl view residence br launched last 2 weeks. Aku gi sane minggu lepas. Bumi price:
         - 20 x 70 = RM 398k
         - 20 x 65 = RM 365k

    Gile ke ape umah kecik 20 x 65 mcm tu pun harga melantun2. Tp tak terkejut due to harganye selari ngan
    harga nearest township development. i.e Kajang 2 & Nadayu92...

   Bg yg berminat, bole gi jln2 area sane. Show house tarak. So gi tgk model kecik jelah...


   Note: Bak kata salesperson tu, kat porch tu kereta bole letak 4 biji. So nanti aku dah ade kete 4 bijik,br aku beli kot

kalau area rumah 20x70 boleh letak 4 bijik kete, maknanya built-up dalaman rumah tu kecik la kan...

pendapat aku la kan..
pada yg nak beli umah tu...
tgk built up area tu berapa..
itu yang penting...
kalau bukak 20x70 tapi built up area 1400sqf...tu kecik je umahnya..kalau renovate kat dapur yg ada 5 kaki tanah tu mau cecah RM30k jugak koman2...duit lagi...!!

20x70, kalo tolak 5 kaki tanah kat belakang dgn porch dlm 23 feet (estimate). Builtup baru 1600++ sqft.

    Taman Jelok Impian opposite Kajang Perdana,bkn projek tppt yg jauh ke dalam tu...jalan masuk dr highway terus ke perumahan ni.gated n guarded.....cepat mari beli semi d 40x80 termurah di pasaran rm650k!!!!

ni lagi satu rumors pasal MRT2 sampai ke opposite hentian kajang tu jgn le mudah terpengaruh...
tu tktik pemaju nak naikkan jualan dia, dan nak menarik customer beli umah diorg je..innitial MRT punyer projek last station sampai kat balakong je...2nd phase baru dilanjutkan ke Hentian Kajang which is ntah tahun bila baru nak mula pun...tu pun kalau kerajaan ada duit la...

MRT last station.. di sebelah Stesen Komuter Kajang... Jalan Reko....

kat kawasan rumah aku.. beli dulu sekitar 230k... then buat pasa baru... terus rege naik 350k.... tanah sama.... kontraktor lain... dengarnya rumah yang 350k nie pemaju pilih kontraktor lain yang kosnya murah lagie dari kontraktor lama... tapi rege umah bertambah...

nie lain namanya mainan pemaju.. sambil menyelam minum air haram.....

dear all, just nak share, ade satu projek perumahan di kg sungai ramal dalam, rumah semi d tiga tingkat open for registration, nama taman tu Ramal Villa, harga RM700K and above. sape2 berminat dan berkelayakan, bolela tengok tapak projek..
