Secara tersirat, itu kot strategi taikun2 developer rumah.. lobi kerajaan, present figure yg gomen bleh dapat bila jual kepada Cina Mainland.. boleh lah dijadikan based kerajaan kominih.. ikut logik, bukannya developer tak tau demand rumah mcm mana yg rakyat perlukan, tapi seolah-olah macam sengaja je nak teruskan pembinaan perumahan mampu tgk ni..

Satu lagi masalahnya, selalu nampak di kawasan banyak rumah/lot kedai kosong, masih ada projek baru..macam takde pengawasan dari pihak berkenaan .. agaknya asik luluskana projek baru tanpa ambil kira supply and demand chain.

keghairahan pemaju buat rumah mengarut2...

dekat pekan luar bandar kau buat apartment harga cam harga rumah teres...pastu membebel kat gomen rumah tak laku..

pastu kat bandar pulak buat rumah studio kecik, rumah service apartment kecik harga yahudi... orang tak beli pun sama kau mengadu kat gomen...


tak masuk lagi yg berlumba2 buat pusat membeli belah & ruang pejabat.....bila siap tak laku, terkulat2 tengok la semua lot tu kosong....

bulan2 smpai 2.5k
(assume harga umah 500k)

Sapa nak beli service residence??? Ni konpom commercial title...salesman market utk investment buat sewa, airbnb..

Sempadan tutup, IPT tutup...mana nak ada penyewa dari kalangan tourist & pelajar???

Kalau nak buat duduk, lagi la tak berbaloi commercial title cukai taksiran dia mahal, letrik pun mahal....kepadatan pun tinggi, x merasa privacy bila org luar sewa short term kuar masuk cam Negro, china communist...

So, kerajaan negeri kena ubah title tanah la...
Tapi aku rasa PBT, TNB mana mau....lubuk duit kot.

Mmg uols. Lps tu elok buat perjanjian naik sewa after 5y. Lg 1, kalau naik, pindah unit lain ada i jumpa eco semenyih ke puncak alam, rm900 pon ada sewa kan. Location ulu banat tp hrga jualan smpai 900k
